4 Bed, 3.5 Bath, 3-4k sq ft House Coming Soon!

Hey Stamford!

Wanted to give Stamford homebuyers a heads up that we are putting a house on the market early next week. In addition to the specs in the title, the house is just north of downtown in the Mid-City neighborhood, it has a full unfinished basement for more livable space/storage, spacious 3rd floor area, in ground pool (not sure condition) and detached two car garage.

Going on for $799k - Zillow (I know, sometimes inaccurate) has it estimated at $1.2m with neighboring homes hovering that range as well. The last comparable sold went on for around the same price, and ended up selling for $850k

It needs cosmetic work from top to bottom, but with a vision and the ability to renovate, this will be a fantastic home.

Please feel free to reach out for more information (I won't give specific address just yet). If you are working with an agent, please send their info as well as any questions. I don't like/want to step on other agent's toes.

Hope everyone has a great 4th of July weekend, and go USMNT!

Q2 Stamford Home Closed Prices

What's up Stamford! I got great feedback from my last post from the end of March (see below), so I figured I'd do the same thing from 4/1 to 6/8 (today). If you're wondering how many homes had multiple offers, it's safe to say any that closed over asking had multiple offers. How many, I can't say as that info is usually kept a secret. As you'll see, there's a lot of inventory going around despite the feeling that there's never any options. There are ways to beat this market! Just link up with a realtor who knows how to navigate it. Feel free to DM with questions or concerns, and if you want any other towns or specific neighborhoods, don't hesitate to ask.

Previous Post:

Some people have been asking about what home price ranges are most competitive, and what home prices have been going for recently, so I figured I'd give some insight. I pulled this out of the last 31 days as of 3/25 (today). This is early into the year though, doesn't include any of the spring market unless it was a quick close.

Keep an eye on %OLP - or Percent of Original List Price — a metric used in a Comparative Market Analysis (CMA) to show how close a property's final sale price was to what it was originally listed at. This is important for both buyers and sellers, especially for sellers when you compare the >100 %OLP listing to your home. It could show you what you need to do to get over your listing price.

Hope this helps! Let me know if you want anything tailored to something specific.
