The Addis Ababa Bus Rapid Transit (BRT) Master Plan is a sweeping urban mobility overhaul designed to structurally transform public transportation across Ethiopia's capital. Moving far beyond a single route, the master plan envisions a city-wide network of dedicated transit corridors designed to replace the fragmented minibus system with a high-capacity, climate-resilient mass transit grid.

Network Specs and Context

Under the city's holistic transport policy, the Addis Ababa City Administration has mapped out a massive blueprint comprising 15 distinct BRT corridors intersecting across the metropolis.

B2 Corridor: A ~15.3-kilometer line connecting the Jemo area to Menelik II Square (Piyasa), currently moving through construction.

B3 & B4 Corridors: Currently undergoing pre-feasibility studies, these two routes alone will add another 36.5 kilometers to the grid.

B6 Corridor: Initial foundation work and planning have already been initiated.

When fully realized, the complete system will cover well over 100 kilometers of dedicated right-of-way, granting millions of daily commuters access to reliable, high-speed travel.

The E-BRT Model & Infrastructure

While the pilot corridor establishes the physical infrastructure, the wider master plan is pivoting to an "e-BRT" (electric Bus Rapid Transit) model for future phases.

- Dedicated Infrastructure: The network features exclusive bus-only lanes separated from mixed traffic to eliminate gridlock delays.
- High Capacity Fleet: The transition to electric articulated buses aims to heavily decongest city streets; the B2 line alone is designed to handle 6,000 passengers per hour per direction.
- Smart Integration: Stations will feature level boarding, smart-ticketing, and seamless integration with the city's new pedestrian walkways and cycle tracks.

The Arada Luxury Mall is a 112,000-square-meter retail and commercial development located in Piassa, Addis Ababa. Positioned at the city's "0.0 coordinate," the project is designed to host international fashion brands, global dining franchises, and entertainment venues. It serves as the primary commercial anchor for the ongoing Arada corridor urban renewal project.

Site Specs and Context

The built-up area covers 112,000 square meters, sitting directly opposite the Adwa Victory Memorial Museum. The structure was built on the cleared footprint of several older sites, including the former Cinema Empire. The exterior features a large glass curtain wall facade, introducing a modern architectural contrast to the historical Piassa district.

Infrastructure and Access

The development integrates directly into the wider Addis Ababa corridor projects. It links to the upgraded Adwa Taxi Terminal and borders the newly built 40-hectare Arada Park. The immediate area prioritizes foot traffic, connecting directly to an elevated pedestrian bridge that spans from Piassa to Arat Kilo, which feeds into a 6-kilometer network of dedicated walkways.

Commercial and Architectural Build

The interior layout centers around a triple-height atrium lobby designed to maximize natural light and open circulation. The retail space is anchored by an international hypermarket and includes a 6,000-square-meter family entertainment center. The upper levels consist of an open-air rooftop dining zone, while the foundation includes three underground basement levels equipped with automated smart parking systems.

Contractors and Financials

Mansen Ethiopian Investments is the primary developer for the project, with Elmi Olindo Construction handling the structural build and execution. The mall is part of a broader public-private partnership effort in the district. Nearby, the "Arada Goodness Village" residential phase is backed by entities including MIDROC and the Ethiopian Electric Utility, which are building nine-story residential towers and mixed-use commercial spaces behind the Mayor's Office.

The Chaka City Project is a 503-hectare satellite smart city and mega-development currently under construction in the Yeka Hills of Addis Ababa. The core objective of the project is to build a new National Palace complex surrounded by over 4,000 housing units, a luxury hotel, three artificial lakes, and 29 kilometers of dedicated road networks.

Site Specs and Terrain

The site covers 503 hectares and sits at a highland elevation of nearly 3,000 meters. The topography is the main engineering hurdle. The project requires massive terracing, rapid canopy clearance, and cutting deep basins directly into the escarpment to form three artificial lakes. A contractor named e-tollo is handling the bulk earthworks and lake foundations, which are designed to integrate advanced rainwater harvesting systems.

Infrastructure and Access

The Ethiopian Roads Administration is cutting roughly 29km of new internal and access roads through the steep hillside. They are laying down asphalt corridors that tie directly into the Megenagna grid, incorporating automated smart lighting and dedicated pedestrian tracks.

Palace and Commercial Build

The Ethiopian Construction Works Corporation is managing the structural build for the new National Palace complex. CCECC (China Civil Engineering Construction Corporation) is attached to the Sky View Hotel, a high-rise VIP hospitality block.

Housing and Formwork Tech

The residential side relies heavily on public-private partnerships. Ovid Group is managing a massive 3,675-unit package and utilizing "Tiyit Bet" aluminum formwork technology to rapidly accelerate their concrete pours. Meanwhile, the Ice Home Development Consortium is handling a 32.37 billion birr mixed-use phase, which combines 1,200 premium apartments with a six-story commercial foundation.
Budget estimates remain heavily disputed, ranging anywhere from 500 billion ETB up to $15 billion USD depending on the source.

House-hunting has been like playing musical chairs with people who keep pulling the chair from under you at the last minute, so you hit the ground with your behind over and over again.
