I was crossing Washington at Chippewa in the crosswalk with the light and a white prius making a left from Chippewa flew around from behind me almost smoked me.

What do you think all those lame ass autozone diffusers above your back window are even accomplishing? You're in a prius you fucking dweeb.

Best places to teach a kid to drive?

I am looking for recommendations for places to teach a new driver that has never been behind the wheel of a car before. Willing to drive out of the way to get to a good spot to learn, if need be. Any suggestions are greatly appreciated.

walking in the street

Why the fuck have so many people (mostly boomers) decided they want to powerwalk in the middle of the street? I even see Mom's with strollers power walking on busy suburban side streets

With how distracted and fast 70% of drivers are it's only a matter of time before someone gets flattened

The streets still have plenty of potholes and bumps, it's usually during the day in safe neighborhoods where people aren't jumping out of bushes , I just don't understand the logic

It just pisses me off for some reason , it's obviously not a big deal, but it's going to end poorly with how awful the driving is around here lately

$100M LaSalle station project moves closer to reality in North Buffalo

The LaSalle Metro Rail station sits on about 11 acres of underutilized land in North Buffalo. Officials with the city and the Niagara Frontier Transportation Authority see it as being so much more.

It's a small train station on a big parking lot at 3030 Main St. It borders a park, bike path and a grocery store. It's two blocks from Bennett High School, and a five-minute train ride from the University at Buffalo's South Campus.

With that many assets close by, officials have for years recognized the potential for development of the metro station site. And after years of planning, a $100 million project is closer than ever — though not necessarily right around the corner.

"I think we're getting closer to the end of the initial step of the process," said Darren Kempner, director of grants and development for the NFTA.

Slightly more than half the land is owned by the city, the rest by the NFTA.

Last fall Buffalo and the NFTA announced it had partnered with Long-Island based developer the Albanese Organization to develop the property. The decision came after a competitive process that saw three developers vying for the project.

The city and NFTA entered into an "exclusive negotiating agreement" with Albanese.

In the months since, the parties have been hammering out the details of the project.

"We've been working carefully with them over time," Kempner said.

He said he hopes to have an official designated developer agreement with Albanese and see the project start by the end of 2027, though it's too early to tell whether that timeline will happen.

Preliminary plans call for demolishing the existing station and constructing a six-story, 75-unit affordable housing building with a new station in its lobby. Two additional six-story buildings with a combined 266 units would be constructed, along with a community daycare in partnership with the YMCA.

The early version of the plan also called for townhomes, but those may be replaced with another apartment building, Kempner said.

The NFTA's Allen/Medical Campus station, which is located inside the UB Jacobs School of Medicine building, is one of the busiest metro stops along the line. Kempner said building a new station within a large new residential hub could have a similar impact on ridership.

The planning process was complicated in January when Materion Corp., a global manufacturer with a facility next to LaSalle Station, sued the NFTA and Albanese, saying the project did not undergo a thorough environmental review and does not create enough buffer space to provide access to Materion's building.

Kempner said the development team has been talking to Materion about their access and security concerns.

"We knew we had a lot to work out, and we also are sensitive to our neighbors," he said.

Launching a project of this scale as a public-private partnership with this many stakeholders is complicated, but Kempner said the results will be worth it.

Now that the new Highmark Stadium is open for business, two primary Southtowns communities are looking at planning and zoning for future potential development nearby. 

It is a 105 acre site in the town of Hamburg right on the doorstep of the new Highmark Stadium - so how best to use that parcel?

The ECC South campus property is expected to be available for development in the coming years as Erie County phases out college operations.

But with an understanding and guiding thought for its future prospects at Town Hall as Supervisor Beth Farrell Lorentz told us: "While it is next door to an NFL stadium we knew that it needed io be a complement but not solely dependent on the number of events that were at the stadium to be able to be sustained and thriving."

Inside the long, troubled saga of the Buffalo Grand Hotel

Sitting at the southeastern end of downtown Buffalo, the hulking Buffalo Grand Hotel languishes as a testament to decades of decline, a renovation plan gone sour, and the struggles of a developer with dreams but no dollars.

Canadian developer Harry Stinson had high hopes and grand plans to redevelop the city’s largest hotel and restore its former glory as an events and conference center.

Instead, those ambitions have been repeatedly dashed, as one stumbling block after another – including some of his own making – has derailed those plans. And despite his oft-stated intentions to keep trying, the city is stuck with a derelict structure with crumbling concrete, cracked pavement, dirty windows and overgrown weeds.

Originally built in 1978 as the Buffalo Hilton, the 486-room hotel has been vacant for over six years, since it closed when the pandemic struck in March 2020.

But instead of reopening months later as other hotels did, the Buffalo Grand has remained shuttered because of a long renovation, a devastating fire, a prolonged insurance battle, a lack of funding and an ongoing legal fight with Canadian regulators that Stinson says is hindering his ability to bring in new partners. The city is fed up with waiting, and ready to take control.

Another year, $40 million needed for Tonawanda Coke cleanup

The end is within sight for the cleanup at the former Tonawanda Coke property.

After six years of interim plans and emergency cleanup work, the New York State Department of Environmental Conservation in June approved a final remedial action work plan. The 1,417-page document will guide developers in the final stages of cleaning up the former coke manufacturing site.

The cleanup is about $20 million over the original budget of $100 million and two years behind schedule. But developer John Yensan of Riverview Innovation & Technology Campus Inc., which owns the 86.5-acre site, said it should be ready for redevelopment beginning next fall.

Plans to bring a Costco to West Seneca take another step forward during the town's planning board meeting | wgrz.com

The West Seneca Planning Board met on Thursday, August 13, and on the agenda was the plan to bring a new Costco to the site of the former Seneca Mall. The planning board approved the initial site plan for the project. 

In addition to adding a Costco, they plan to move up to 18 different retailers into the long-vacant site. According to officials, some of the businesses will be local. 

Developers revealed the project will take at least two years to complete. At this point site work isn't expected to start until the second quarter of 2027. Officials said accommodations will also need to be made to manage and improve traffic in that area.

West Seneca narrowly OKs reuse of Malecki estate

A former mansion in West Seneca is on the way to becoming an affordable housing complex.

With two dissents, the Town Planning Board last week gave the green light to plans for the West Seneca Apartments, a 75-unit affordable multi-family housing project at 2544 Clinton St. that was once the home of the founder of Malecki Meats.

But the project will take a different form than originally envisioned. And it has a new out-of-town developer running the project − one that is gaining increasing visibility in Western New York: Philadelphia-based Pennrose LLC, developer of the Commodore Perry Homes and the proposed affordable housing project at the North Aud Block at Canalside.

Just drove westbound on the 198 and saw 4 - yes that's FOUR - vehicles pulled over by BPD on the eastbound side, btw Buffalo State & Albright Knox exits. Seems they're doing a speed trap blitz, and we're waiting on the Buff State/Grant St entrance ramp to the eastbound 198, as all 4 were pulled over right in a row on the curve after that ramp. Normally it's state police on the 198, so there must be some special initiative going on. I suggest you drive no faster than 35 unless you enjoy speeding tickets. Rental market here is bonkers

Just moved back to Buffalo after decades in NYC. Currently searching for an apartment, and I'm encountering management companies like Towne requiring a full application with background & credit check in order to even see the apartment. This is literally worse than in NYC, and that was my previous bar for least renter-friendly market in the country. I'm very surprised.

Do I need to get off of the online sites like Trulia, Zillow, etc? If anyone knows realtors that don't do this, please post them. Thanks.
