What should be the fair price

Hi folks

I'm considering buying a 3 year old property which is constructed on 20x30 land near hebbal 2nd stage and need help in evaluating the fair price or any RE expert who can help me understand a formula to calculate a estimate fair price for properties in and around mysore

I don't know what these owners/agents smoking and they are quoting some ridiculous prices

Buying a property is a big deal and I'm not fully aware of things to be considered so I'm a beginner your knowledge and time will help me and beginners like me alot

Any feedback on Purplebricks Developer? They have a plotted development coming up in Mysuru (near Manipal)

Hi everyone, wanted suggestion to buy a piece of land in a well know plotted property which someone can think of living 10 years from now.

One option which I found was purple bricks? Heard that even Sobha is coming up with one?

Can you suggest some well known plotted land developers or does it make sense to buy outside itself?

Just wanted to know - how come everyone's interested in plots in Mysore and not much demand for apartments at Mysore. I mean, what's the general thought process?

Reason I ask is, I'm interested in purchasing an apartment from top tier builder but due to low demand there aren't many launches.

Muda site 40x60, Vijayanagar 4th Phase

My father who recently passed owned a 40x60 Muda site at Vijayanagar, 4th stage.

Now this has passed to me and my sister (children) as my mother passed many years before.

I was wondering what would be fair market value for this site as I may either pay this to my sister and get it registered in my name with a NOC or bit of us might sell dividing the proceeds.

The site is a couple of roads before SVES school when going from the ring road. It is past the water tank. Close to park 4.

Would appreciate feedback from the community!
