Which ISP is best?

Moving to Richardson soon. Which would be the best internet service provider? I heard that spectrum is shit. My family in north west Dallas have frontier. So I’m thinking of choosing that and $30 for 12 months is tempting. But also ATT fiber seems like a safe bet as well? If there’s other good providers feel free to drop them or if there’s reasons to not pick frontier or to pick another over them please let me know! Thanks so much guys

Looking to sell some 3d printers

I no longer have the time or interest in 3D printing. Does anyone know any good place to sell? I have two printers: Original Prussia MK3S+ and an Ankermake m5, an assortment filament rolls, and some other accessories. They both work, but do need to be recalibrated because I have moved a couple of times since I last used them.

Build More Housing Near Transit Act

If you’re unfamiliar with “urbanism,” it's how inhabitants of urban areas, such as towns and cities, interact with the built environment. Positive urbanism inherently supports public transit and mixed use zoning, with an emphasis on making it easier to do everyday errands without needing a vehicle.

As a native Dallasite, I’ve noticed that there is quite a lack of this kind of infrastructure outside of very few places, which is crazy given the population size.

This doesn't apply to just DFW, but I’m working on a campaign to get local officials involved in supporting this kind of legislation forward. One small step in that is furthering the Build More Housing Near Transit Act. August is coming up, and if you want to get more involved in local politics, this is a great starting point.

Need to rehome my cat Bast (6M) - incredibly cuddly orange tabby, amazing with kids/dogs/cats + flyer included

This is really hard for me to post, but I’m looking to find a loving new home for my cat Bast.

Bast is a 6-year-old orange tabby that I adopted from a shelter when he was about 6 months old. He was actually about to be put down, and I’ve had him ever since. He’s neutered, fully up to date on vaccines, and has been an indoor cat his entire life.

Personality-wise, Bast is honestly one of the sweetest cats I’ve ever met. He’s extremely affectionate and cuddly, like “cannot not cuddle.” He basically acts like my shadow and always wants to be near people. He’s energetic, curious, vocal in a cute way, and honestly a little too smart for his own good.

He’s fantastic with kids, other cats, and dogs (he grew up around a dog). He’s also incredibly tolerant and gentle. Even when my younger brother visited as a toddler and tried to carry him around, Bast would just patiently put up with it. He has never clawed or bitten anyone.

He’s high-energy and social, but not destructive. He really thrives when he has people around him and gets a lot of companionship and attention.

The only reason I’m rehoming him is because of life circumstances. My fiancée is highly allergic to cats, we’re moving to a much smaller apartment in NYC soon, Bast does not handle travel well, and between our work schedules I can’t give him the attention he deserves anymore.

I’m located in Frisco (Stonebriar area). My priority is finding him a genuinely loving home where he’ll be cared for and spoiled the way he deserves. I’ll also be a little selective about where he goes because he means a lot to me, and I’d love to be able to check in occasionally to make sure he’s doing well.

I included a flyer with more info as well.

Scam Alert - wildflower festival

I purchased a ticket from their website etix.com

And within 20 mins my card was charged for 500 dollars from a sam's club that I've never been to

I don't think the festival itself has anything to do with it

75S HOV Lane Fatality Accidents

We’ve had our second or third fatal accident at the concrete barrier of the HOV lane @ 75S & Spring Valley last night over the last couple of months. Clearly this is a problem area. I think the biggest issue is that the signage for the HOV lane is not accurate/completely labeled, leading to drivers trying to exit the HOV lane at the last second and causing accidents.

The highway signs above the HOV lane leading up to the concrete barrier where the wrecks happen only show “635 express lanes” in the 1st pic. These signs should also show “75 south” or something similar so that drivers know that they don’t have to exit the HOV lane in order to stay on 75S.

I think the majority of accidents are because drivers panic and think that they’re about to enter the 635 express lanes when they want to continue going south on 75. The sign showing that you can continue to 75S from the HOV lane is only present after you’ve made the exit labeled for “635 express lanes” in the 2nd pic.

Am I crazy or is this a wildly obvious & fixable problem?

I recently became the owner of a Fresh Monkee location, and we opened here less than a year ago.

I’m also a mom of two little ones, and I’ve been trying to build something in the community that actually supports healthier habits in a real, simple way.

We keep it pretty simple — real ingredients, high protein, and no added sugar in our smoothies or shakes. Just something you can grab and feel good about.

Honestly, it’s been a bit of a learning experience. A lot of people naturally go toward fast food or sugary drinks (totally understandable), so it’s been a challenge trying to grow something on the healthier side.

That’s why I wanted to post here — not really to sell, but to ask for some community support.

Richardson 2026 appraisals: some neighborhoods barely moved, others jumped up to 18%

About 80% of Dallas County homeowners did not protest their appraisal in the last 3 years. May 15 is the deadline this year. After that, the appraised number usually sticks for the year.

For Richardson specifically, 2026 assessed property values moved pretty differently depending on the neighborhood. Some areas were up around 1%, while others were up as much as 18%.

Richardson Heights was one of the higher movers. Prairie Creek Estates and Estates of Canyon Creek were more fortunate and landed on the lower end.

A quick property tax protest playbook for anyone looking at their appraisal notice and wondering what to do with it.

Pull up your notice. Search your address at dallascad.org.

Two numbers matter:

  1. Appraised value. What the county thinks your home is worth.
  2. Taxable value. The number your taxes are actually based on this year.

If you have a homestead exemption, Texas limits how much your taxable value can increase each year, usually 10% plus any new improvements. That limit is what people mean when they say their value is capped.

But here is the part a lot of people miss:

Even if your taxes are capped this year, the appraised value still matters because it feeds future years. A high appraisal today can raise your taxes later.

The first-time win rate in Dallas County for 2025 was 76.8% according to DCAD’s own records. It is not a coin flip. The county is generally reasonable on residential protests when you bring real evidence. The hard part is gathering the information, not arguing it.

Three buckets win most residential protests:

  1. Comps. Short for comparable sales. These are nearby homes similar to yours that sold recently. Usually same neighborhood, similar square footage, age, and condition. If similar homes sold below your appraised value, that is usually your strongest argument.
  2. Equity. Texas law lets you protest if similar homes around you are appraised lower than yours, even if there were not many recent sales. You can pull this directly from DCAD records.
  3. Condition. Foundation problems, old roof, dated kitchen, traffic noise, railroad behind the house, drainage issues, etc. Photos and repair estimates help a lot.

If your value only went up a small amount and you do not really have a gap versus similar homes nearby, the math honestly may not be worth your afternoon. Not every protest is worth doing. Weird concept on the internet, I know.

To file, use DCAD’s uFile portal at dallascad.org. Your PIN is on the notice, or you can request it. You upload your evidence, enter what you think the value should be, and submit it.

Most residential protests settle before a hearing. If you do end up with one, Dallas and most counties will let you appear by phone or video. It is not a courtroom.

Mistakes I see every year:

  • Missing May 15. No appeals after. Set a reminder.
  • Saying “it just feels too high.” That loses almost every time.
  • Comparing a remodeled home to an older house that needs work.
  • Not protesting because of the cap. Appraised value still affects future years.
  • Paying a contingency firm 25% to 50% of your savings for what is often a fairly straightforward upload once the evidence is gathered.

Realpage is so unproffessional

I had an interview lined up but they kept rescheduling and ultimately canceled the meeting 30 minutes before. They rescheduled 30 minutes before every time as well. Good luck out there, job searchers. RealPage, if you’re reading, you got a lot of things to fix than just your house pricing algorithm and i was hoping to be a part of it.
