Contract Closing Timeline

We've in the middle of buying our first DVC contract (resale). The funds are in escrow and the seller has sent the documents back to the escrow company.

What's a reasonable estimate for how long until we would be actually able to start booking? Asked Google Gemini and it was suggesting about 4-6 weeks from now.

Does that track?

We're trying to take a family vacation at home resort (Animal Kingdom) in May of 2027 and am a little concerned about availability.

Best resort for last min waitlist ?

I have a week long trip but want to extend on June 25th, there are 0 hotels showing availability on dvc site. Would there be success in calling or do they show all open rooms online? I have never tried waitlisting. Does it work this close to checking in? Which rooms are more likely to open up? only need a single so studios preferred to keep points down but open to anything if other room sizes more likely to open. Any tips would be helpful, thanks!

Borrowing Points Mess

I’ve booked a reservation for Nov 2026 partially using borrowed points from 2027. If I’m understanding the rule correctly, if I cancel the reservation the borrowed points can only to be used within 2026. But if I modify the reservation and move it to 2027 then cancel it, will the points be usable during 2027? We share our DVC with family members and I need to work on my reading comprehension.

Thoughts on recent Boardwalk stay

This was my first time staying in a Boardwalk villa. We had a 2BR lock off, which was great. The problem we had was our location and distance from the parking lot, along with the Boardwalk deli being the only spot to refill mugs (unless I missed something!). We had rooms 3004-3006 and it could have just been the location, but I wasn’t a huge fan of the layout.

That said - cannot beat being able to walk to Epcot and HS from the resort itself. We had a blast.

Overall, loved staying there but I would probably do a better job next time of requesting a specific room

Is Beach Club as a home resort easy to book?

I heard Beach Club is fairly hard to book, since there are less rooms, so I need opinions from people who have this hotel as their home resort. I plan on 150 points and going every 2 years for 2 weeks. I don’t want to risk not being able to book the exact date I want due to lots of people trying to book as well.

Disney, it's time to BAN walking reservations

I'm so tired of the number of people who do this. And not only makes it more difficult for people to get the reservations in the peak times, it also removes inventory and makes it more difficult for people to get reservations during the entire time that the walkers are walking their reservation. It's a ridiculous loophole in the system that could be so easily closed by a dozen different methods. It's selfish, it's self-serving, it offers no advantages to Disney, and it makes the entire system worse for everybody. Ban it.

Second Resort Reccos?

We own 150 points direct at Riviera and it’s great but 150 points won’t take us far once we have a kid and would prefer a 1-bedroom. We are trying to plan where to buy for a second contract (likely resale) in the next 2-3 years. Would love feedback from parents!

We go 2-3 times per year.
We live in NYC so luxuriating at the resort is a big one for us. Pool and splash pad are big.
This will be for a routine yearly stay in early September/late August for 8 nights.
We will be 1 and done, so more limited schlepping.

Considering:
Bay Lake Tower (~250 points needed)
Hate the food here and the pool is not stellar but the walkway to MK is a big pull.

Animal Kingdom Lodge (~250 points needed)
I personally adore this resort. My singular hesitation is the bus only option.

Polynesian Tower (~300 points needed)
Love it but it’s always excessively crowded and busy. It will also be significantly more expensive.

Grand Floridian (~300 points needed)
Same as Poly. Crowded and expensive but love it.

Not highly considering Wilderness Lodge but could be persuaded with some good reviews. I love the food and the vibes but something has always kept me from loving it.

Yes, we already stayed at all the resorts we’re considering. However I’ve only stayed at Poly with my niece and nephew when they were older. I’ve never stayed anywhere with babies/toddlers/little kids.

I’m not considering any contract expiring before 2055. Love Boardwalk and Beach Club but I don’t want my contract expiring right as we hit the teen years.
Big resorts like Saratoga and Old Key West are a no because we don’t own a car and won’t rent one and I don’t love a bus loop.

Give me all the thoughts!

Add-On- Itis?

After buying my 1st in November of last year, I promised myself I would not buy another contract, that it wasn’t necessary. As of today, my second DVC contract is pending ROFR (fingers crossed it passes). And this got me wondering- how long did it take you to pull the trigger on your second contract?

Broke in our DLH contract this week

We broke our Disneyland hotel contract this week. We stayed for a total five days.

Wasn’t sure about the purchase when I signed the contracts, but after staying here for an extended period of time, enjoying the amenities like the pool, the bar, easy access to the parks and everything else, we can’t wait to be back, and in my mind, one of the best purchases I’ve ever made if I get to do this frequently until 2072 😂

We normally visit Disneyland around 4 to 5 times per year since we are from Arizona, so DVC made a lot of sense for us.

I may have over bought points so we’re coming back in August, September, November and December. I guess this is life now. Poor me!

Issue booking

Hey all,

When trying to book an available room at Our home resort we’re getting this message at the end when confirming the booking. It’s been happening for around 24hrs, any ideas of this is a genuine UK wide issue or do I need to phone them?

Help re: 11 Months and Walking Reservations

Hi Everyone,

I understand the concept of “walking a reservation,” and I guess I’m okay with the practice as long as Disney makes it available for everyone. I’m not really offended by it.

However, I am an owner at BLT and attempting to reserve a resort view studio from May 10 through the 15th. Of course, I figured I’d begin the walking process right around now and have discovered that at 8 AM for the past two days the dates that I selected to begin walking, my reservation have already been blocked off.

So my question is:

If the point of walking a reservation is to help ensure you have access to the period you want in advance, aren’t you presented with essentially the same problem of having to beat a bunch of other people at 8AM, except the problem has just shifted back a few days?

Am I missing something?

Does anyone have more than one use year on their contracts? Looking at adding points on resale, but not a lot of Feb use year contracts available.

On the Scene Reporting from Wilderness Lofge

The boat dock is still open. But you have to enter from the second path by roaring fork. This is the path closest to the geyser. So it does add a bit of journey for guests.

Moonlight Madness help

I have never tried to get tickets for these events. My husband and I happen to have reservations that fall when the September 10th moonlight madness event will be at Epcot. Well logged in at 10:45 this morning waited in the que and watched it count down to find out 5 minutes before it was my turn, September 10th sold out.
My question is: is there a wait list for cancellations or a way to get ticket if someone has extras?

Contracts under one membership number

Hi all,

I own a 150 point direct contract at PVB, which is solely under my name, with my partner as an "associate" member.

I am planning on buying a contract on the resale market, with the same use year. However, I plan on co-buying this contract with my partner.

If I purchase the second contract, can it be set up under the same membership, or would a new membership have to be created?

Renting out points and adding dining plan?

Hello! We have been DVC members for 5 years but are renting out our points for the first time. we’ve found someone interested, and they would like to add the dining plan for their group. Does anyone know how this works? Do we add it on the reservation for them, or do they add it? Appreciate any help! Thanks!
