Sweaty back solution?

I have a 2012 Lariat Super Crew and now that summer is here I want to figure out a way for my back to not get so sweaty and hot.

I read that my model year did have an option for cooled seats. Can I find one of those seats somewhere and have it installed?

What other solutions should I look into?

Brokers where do you take your STR DSCRs?

I have an investor friend that is about to be done with his rehab and is turning it into an STR. Bought with HML through Kiavi and wants a DSCR, LTV 75-80%. Cash out if possible. Has owned it for 5 months but could possibly wait until 6 months if there's any seasoning requirements. Who is your go to lender for this type of scenario?

Do most salespeople lie?

I'm in a coaching program and the script my coach is telling me to say is basically a lie. I'm in the mortgage industry and Realtors are our main referral partner and the script is basically saying I have pre-approved buyers when meeting them at open houses when I don’t. I don't feel comfortable lying like this so just wondered if I need to get over that feeling and just lie if I want to become a top tier mortgage pro.

Where to find Camponotus queens in the wild

I want to catch Camponotus castaneus and Camponotus floridanus.

It appears their nuptial flights are right after sunset so where should I be looking?

Where are you finding mated queens of these species? Parking lots, under street lights, sidewalks?

I’m in Palm Bay, FL for reference.

Does it need to be sunny to trigger a nuptial flight?

It rained pretty good tonight but it’s not supposed to be sunny tomorrow morning. Is it still worth a trip in the morning to check out the nests to see if I can catch a queen?
