Best way to sell luxury bags in LA?

Closet clear out. I've got six bags I haven't touched in two years, Chanel, Prada, a Bottega and a couple of LVs, all in good shape. Sent photos to one of the big consignment sites and the quotes came back at maybe a quarter of what they're listing similar bags for. I understand they need margin but that felt like a lot. What are my options here, is consignment always this bad or does selling outright pay better ? I'm in Los Angeles and would rather do it in person.

Anyone successfully hire a virtual assistant for transaction coordination, how did you do it

I’m an independent agent, I've been doing about 3-4 closings a month and i'm at the point where the transaction coordination alone is swallowing my evenings. Paperwork, deadlines, coordinating with title, following up on contingencies. It's not rocket science but it takes hours i don't have.

I want to hire a virtual assistant specifically for TC work but I'm not sure how to approach it. Most of the general VA advice i see is about email and scheduling. TC is more specific. You need someone who understands real estate timelines, can manage checklists without being told every step, and won't miss a deadline.

Has anyone actually done this. Where did you find someone?

How far out do you book post construction cleaning before a tenant move-in?

We’re wrapping a buildout on a retail unit and the new tenant takes keys in about two weeks. There’s drywall dust on every surface and the GC’s idea of “broom clean” is not going to cut it for handover.

For folks who deal with turnovers regularly how much lead time do you give a crew for post construction cleaning, and do you book it as a one-off or fold it into the ongoing contract? Trying hard not to blow the move-in date.
