Being a business broker 1 year update

October marks my 1-year anniversary as a business broker in NC. I started part-time but am considering going full-time.

In 10 months, I’ve sold 4 businesses and earned about $50K net after my 50/50 split. I source 100% of my leads and handle the deals from start to finish with very little help from the firm.

My average gross commission is anywhere from 6%-12% of the final sale price.

I also have 2 deals closing in the next 30 days with about $100K in gross commissions, bringing my total net for the year to roughly $110K.

I’m currently paying a $200/month desk fee and giving up 50% of my commissions. Do you think I could get a better split elsewhere?

Honestly, I don’t see why I couldn’t do this on my own, but I’d prefer to stay with a firm for another year or two.

What do you guys think?

How many of you are including physical address with cold outreach

I only realized you can get in trouble without including a physical address on cold outreach

I've sent over 500k cold email so far lol

The issue is, including the same address on thousands of cold will get you fingerprinted quick

Any thoughts?

Is it okay to make changes to your website after A2P approval?

I recently got my A2P campaign approved, but I want to make some updates to my website (content, wording, maybe add/remove a few pages).

Will making changes to the website affect my A2P approval or trigger a re-review? Are there certain changes that are considered safe, and others that could cause problems?

Has anyone made website updates after getting approved without any issues?

Working on an older rack system (R404A) with a Sporlan SORIT-15 EPR with integral solenoid stop/pilot.

Trying to narrow down whether this is a pilot issue or if the main valve body is actually failing.

Observed behavior:

  • Case normally runs ~40–50 psi at the header
  • Upstream of the EPR sits around ~75 psi when pilot is open
  • Manually closing the pilot feed drops suction to ~50 psi (valve goes wide open as expected)

Issues:

  • EPR adjustment has little to no effect on suction pressure
  • During defrost, I’m reading 0V across the solenoid coil (208/240V), but the case still appears to be feeding / not pumping down properly
  • Defrost is ineffective unless manually intervened

What I’ve verified:

  • Defrost timer is switching correctly
  • Coil is de-energized in defrost
  • System responds when pilot pressure is manually manipulated

Trying to confirm direction before replacing parts — there’s a significant difference between replacing the pilot assembly vs the entire valve body.

Questions:

  1. Do these symptoms typically point to a failing pilot assembly (KY1005)?
  2. Have you seen similar behavior with a good main valve but bad pilot section?
  3. Anything else you’d check before committing to a pilot replacement?

Appreciate any input from anyone who’s worked on these older Sporlan EPR setups.
