We have a tenant who has left our property for some years now (7 years). However, they had a lot of heavy exercise equipment they left behind. We are looking to properly get rid of these things. What is the best way to do this?
FYI, we don’t know where this tenant currently resides and they have practically abandoned their things.
How do we document that we tried to get them to pickup their things? What is the best at to get rid of all this exercise equipment?

First off, thank you everyone who advised me on my previous thread regarding traveling between Luxor to Cairo by train. I am NOT doing that for that leg of my trip, during peak season. Haha

Instead, I just booked the GoBus Royal from Luxor to Cairo! I looked up reviews and the Royal Bus appears to be new. Does anyone know if its the highest tier? It looks that way, but I couldnt confirm.

Also, because GoBus seems so great, I'm now trying to figure out if I can use the bus for another leg of my trip: Dahab to Cairo.

I actually have a flight from Sharm El Sheik to Cairo at 10:45pm (arriving at 12:15am).

From there, I have another flight from Cairo to Aswan at 6:15am.

I saw a GoBus that goes from Dahab to Cairo. But the closest bus stop to Cairo Airport appears to be NasrCity Station. The bus I saw arrives in NasrCity at 4:15am. I would then have to take a taxi (or Uber, hopefully) to Cairo Airport for my 6:15am flight. But my worry is:

1. Will I have enough time to make my flight, between getting off the bus at 4:15am and boarding my flight at 6:15am?

2. Will I even be able to find an Uber/In Drive at 4:15am, willing to take me to the airport?

3. Is it safe to be out traveling in that area that late?

4. Will Cairo airport still be chaotic, with that being a possibility, I miss my flight?

I have been seeing some conversations about this, but needed some advice. I am traveling from Luxor to Cairo and was trying to figure out the best way to get there. I was looking at flights, but I’m not opposed to trying to the train as well. I read that these trains are now being operated by Abela Trains ( which used to be Ernst Group/Watania). I went to their website to try to book, but no scheduled routes come up. Not sure if it’s a glitch on their site.

Regardless, I wanted to ask:
Have any of you taken the sleeper train going from Luxor to Cairo?
Was it comfortable? Which cabin type did you choose? What was the price point? Are they nice? Was it safe and clean? Is there food offered? WiFi? How long does it usually take to arrive?

We recently installed new pipes in my home. Our boiler started turning on due to the weather cooling down, and for some reason my room in particular has been picking up a strong gas-like smell. I am wondering if it’s because of the new piping (which was installed in July). But the smell has been causing my lungs to feel a bit heavy and I have moments of coughing. Is this a common thing with new pipes? Is there anything we could do to maybe flush the pipes and deter the smell when the boiler turns on?

I am currently in the process of helping my elderly parents with estate planning. We all currently live in NYC and honestly, I want to make sure this process is done right so that my sister and I can seamlessly take over all assets. My parents currently have just two, multi-family investment properties in NYC. They have equity, and only one still has a mortgage that needs to be paid (the other is paid down). I was doing research on my own, and I learned it might be best to start moving the properties into a Trust and/or an LLC. I would like full anonymity in addition to the asset protection. From what I learned, it seems it would be best to move them into a "Land Trust" first, and then put them into an LLC. However, as this is my first time doing this, I have quite a few questions.

1. Is there a benefit/ disadvantage to doing a Trust as opposed to a Will?

2. Is there another name for "Land Trust?" I have reached out to a few Estate Planning Attorneys and each time I say "land trust," no one knows what I'm talking about.

3. Do I need a lawyer to create the Trust and/or the LLC? I want to make sure this gets done well, and that inheriting will be seamless.

4)If we decide to go the Trust/LLC route, would we need to create 2 - NYC LLCs or just 1 - NYC LLC, and put the "Land Trusts" in them? Also, would we need 2 "Land Trusts" (1 for each investment property?

5. If we start the "Land Trust" process in NYC, when it comes to appointing a Trustee, is it best to appoint a lawyer, or would it be better to create a separate LLC (ex. in the state of Wyoming) and use that instead as Trustee?

6. As both properties are in NYC, do I need to create a NYC LLC? I am only asking because I am thinking in terms of tax and liability protection together. If I created a WYM LLC, how would it work with the NYC LLC? Would I assign the NYC LLC into a WYM LLC? How would it work if I do the "Land Trust" and use the WYM LLC as a Trustee?

I am eventually going to be taking over properties owned by my family in a few years, and I wanted advice on how best to approach them. They have been managing themselves for years, and I have seen how excruciating it can be - mind you, they are just two residential family (4 and 2 unit, respectively) homes. I want to start entering this the right way, and was curious if any of you could help me with a few things.

1. Is it best to put these properties in an LLC?
2. What is the easiest way to collect rent?
3. Do you need to have a real estate lawyer and accountant on hand?
4. Honestly, I know it’s pricey, but at what point would I need to consider a PM (property manager) and is it worth in, especially in NYC?
5. How best are you tracking expenses (ie. Rent increase, repairs, etc.)?

I will likely be living the country at some point, and I just want to eventually be able to manage remotely in some way.

6. Additionally, is it ideal to setup a land trust for multiple properties, under and LLC (especially in NYC)?

I've been reading a few posts here about Montenegro, and I think I want to plan a solo trip over there for my birthday in July. I ideally love beautiful, small, picturesque villages with a village feel (think bougainvillea-lined streets). I wanted a mix of mountains and beaches. I'm looking to spend 2 weeks there, and I've narrowed down a few places, but I'm not sure where to start or if its even possible to see all these places without a car. I'm not a super partier, but I wouldn't mind popping into a good party while there. But I'm more so looking for culture, nature, history, and local charm. Here is the list I've come up with:

1. Kotor

2. Budva (the Riviera)

3. Herceg Novi

4. Perast

5. Sveti Stefan

6. Durmitor National Park or a mountain tour with Mont360

7. Mountain Coaster

8. Wine region (not sure where this is)

9. Lake Skadar National Park

Is this too much for 2 weeks? Where would you suggest I make my base(s) to really be able to travel to these places? How much time should I spend in each, if doable?
