https://silentnyaymuktainagar.github.io/

Mojni (land survey) done without notice — wrong address used, neighbor's survey now encroaches 50%+ onto my land (Muktainagar, Jalgaon, Maharashtra)

Posting this to connect with anyone who's dealt with something similar, and to understand my options.

Background:

This land falls under Punarvasan Tappa 2, Muktainagar, Jalgaon district, Maharashtra.

What happened:

\- A \*mojni\* (land survey/measurement) was conducted on my neighbor's land, but the notice was sent to the wrong address for the \*lagatdhar\* (registered landholder) — meaning I never received it and had no chance to be present or object.

\- The mojni paperwork also has the wrong CTS number and Gut number listed.

\- Because of these errors, the survey ended up incorrectly demarcating boundaries — my neighbor has effectively encroached on 50%+ more land than they're entitled to, based on this faulty mojni.

\- When I tried to dig into this further, I discovered there's \*\*no official mojni on record at all\*\* for Punarvasan Tappa 2 in this area — so the entire boundary basis being relied upon seems to not officially exist.

Where I'm at:

I just discovered all of this. I haven't filed anything yet — no complaint with the tehsil/talathi office, no police complaint, nothing. I want to understand the right sequence of steps before I go anywhere, since I don't want to mess up the process by approaching the wrong office first.

What I'm trying to figure out:

\- Who do I formally approach first — Tehsildar, Sub-Registrar, City Survey Office, or directly file for re-mojni?

\- Since the original mojni notice was sent to a wrong address, is there a specific provision to challenge it on procedural grounds (lack of proper notice)?

\- Since there's apparently no official mojni for this Tappa at all, does that change the legal strategy — i.e., can I push for a fresh official survey before anything else?

\- Has anyone dealt with CTS/Gut number errors causing encroachment in Maharashtra? How long did resolution take and what worked?

Would really appreciate hearing from anyone who's gone through revenue department disputes like this, especially in Jalgaon/Maharashtra, or any lawyers familiar with land revenue code procedures here. Trying to get my facts straight before taking the next step.

I want to share something serious that is happening in Muktainagar, Maharashtra. This may help others who are in a similar situation or planning to buy land in small towns.

I am writing this because I want to tell you about a problem that is happening in Maharashtra especially if you have bought land outside of your home district.

I want to talk about what's going on in Muktainagar, which is in Jalgaon district in a place called Punarvasan Tappa 2 Muktaingar Earlier Edlabad.

A lot of people do not know about something called City Survey or Shahar Bhoomapan, which is a system that defines where your land starts and ends. It is very important for protecting your land.

Now the problem is that Punarvasan Tappa 2 Muktainagar Jalgoan is not part of the City Survey.

Because of this there are a lot of issues like there is no way to measure the land and the boundaries are not clear so anyone can say that the land is a different size.

This is where things start to get really messy.

From what I have seen local people are doing their surveys and they are changing the boundaries to get more land and then they use these fake surveys to prove that the land is theirs.

They mostly target people who do not live in the district.

What usually happens is that the owner of the land lives else and they do not visit often so the people who live nearby take over the land and when the owner comes back they say that the boundary was always like that.

If you try to say something they will tell you that there is no City Survey or that you do not know the area.

The worst part is that it is very hard to get help because without the City Survey records it is expensive and complicated to prove where your land starts and ends.

I think this is happening because people from outside the district are targets they are not there to stop it. They do not have friends or family in the area to help them.

I think the government should do something about this like they should start doing City Surveys in this area and they should measure all the land properly and they should stop people from doing surveys.

If you have bought the plot Punarvasan Tappa 2 Muktainagar in Maharashtra you should check if your land is part of the City Survey do not just assume that everything is okay.

I do not think this problem is, in this area so if you have had a similar problem please tell me.

I want to know if anyone else has had this issue and if they have any advice.

* Please be careful if you have bought land in Maharashtra outside of your home district.

* Make sure to check if your land is part of the City Survey.

* Do not trust people who say that they have done a survey because it might be fake.

* Try to visit your land so you can stop people from taking it over.

* If you have a problem try to get help from the government. It might be hard.

Check for all Punarvasan Tappa 2 Muktaingar , Punarvasan Tappa 3 Muktainagar. Please be vigilant.
