Advice on 3 Hotel Locations

Advice on 3 Hotel Locations

I've picked out 3 hotels I like and would like to see if anyone has any advice or thoughts on the surrounding neighborhoods and crowds. I am looking for a hotel on an at least somewhat quiet street away from the main tourist byways without being too far from the central attractions and I've heard conflicting things about what to expect at each of these locations. This will be Thursday to Sunday over Easter weekend (yeah....)

How do the University and Santo Spirito neighborhoods compare?

I will be visiting Florence for a few nights in March. I am looking at two hotels, one south of the Arno and the other near the University north of the city center. Both seem to be in ideal walking distance from what I want to see and do. I have heard great things about Santo Spirito, that its a very local and authentic neighborhood, but not a lot about the area around the University.

Rustic Hotels or B&Bs around the city

I'm wondering if anyone can recommend a decent hotel or B&B with a more rustic/classic feel, instead of sleek and modern, that's outside the main city center. This is sort of what I'm after.

9 nights over Easter visiting Rome, Florence, and Venice (3/25-4/3)

My wife and I are planning our first trip to Italy from the US. She is a teacher so we settled on her 2027 spring break to do this trip to avoid summer heat and crowds. Which means we will be there over Easter weekend. I am wondering how this will impact our trip. Any insight is appreciated. I've put together a rough itinerary after browsing this sub and going through the Rick Steves guidebook and would love to get people's thoughts on it. Also, if you have any advice for a day trip to a quieter town or scenic area from any of the 3 cities, please let me know.

Wed. 3/24 - Red eye to Rome

Thurs. 3/25 - Land in Rome in AM

Fri. 3/26 - Rome

Sat. 3/27 - Rome

Sun. 3/28 (Easter) - AM Train to Florence

Mon. 3/29 - Florence

Tues. 3/30 - Florence

Wed. 3/31 - Florence (I think we would do a day trip from Florence, or swap a day in Florence for Rome and do a day trip from there)

Thurs. 4/1 - AM Train to Venice

Fri. 4/2 - Venice

Sat. 4/3 - AM Flight home

Planning on a trip to Italy in October, to Rome, Florence, possibly Venice. I was wondering if anyone had any tips about which airports to fly into or out of Italy, snagging a good price, or if its a better experience to fly out of Charlotte.
