Advice Needed – Bloom Living Toledo 2BR End Unit (Handover Soon)

Hi everyone,

I own a 2BR townhouse (end unit) in Toledo at Bloom Living and handover is expected in the coming weeks. This is my first property handover in the UAE, so I wanted to get some advice from people who’ve already gone through the process.

Bloom is asking owners to do snagging before final handover.
Would you recommend hiring a professional snagging company, or is DIY snagging enough if you’re careful? If professional is better, approximately how much do they charge for a 2BR townhouse in Abu Dhabi?

Also, does anyone have a good snagging checklist they used? Things I should especially look out for in Bloom Living Townhouses / Units?

Most importantly, I’m planning to rent the property out after handover and wanted to understand the current realistic rental value for a 2BR end-unit townhouse in Toledo/Bloom Living. I’m seeing very mixed numbers online.

From what I found, listings for 2BR townhouses in Bloom Living seem to range around AED 150k–170k/year depending on location, corner/end unit, and single-row positioning.

Would appreciate real owner/investor feedback:

  • What rental price do you think is realistic in today’s market?
  • Better to rent furnished or unfurnished?
  • Is demand actually strong in Bloom Living yet?
  • Any hidden costs/issues after handover I should prepare for?

Currently constructing a house in Lahore and wanted to get an estimate from people who’ve recently built similar Mediterranean-style canopy roofs.

Right now we only have the RCC slab/roof done. We still need to construct the complete sloped canopy system shown in the attached reference photo.

Scope includes:

  • Full MS steel structure/trusses
  • Fabrication + installation
  • Waterproofing
  • Tile base/sheeting
  • Clay roof tiles
  • Ridge caps/flashing
  • Paint/finishing

Approx canopy areas:

  • 410 sft
  • 107 sft
  • 520 sft

Total ≈ 1,037 sft

Wanted to ask:

  • What’s the current per sft rate in Lahore for this type of work?
  • How much should the total project realistically cost?
  • What steel gauge/thickness is recommended?
  • Which clay tile brands are considered good quality locally?
  • Anything important to watch out for regarding waterproofing or long-term maintenance?

Hi everyone,

I’m building a house and the builder is charging me based on constructed/covered area. I have floor plans for ground, first, and second floors, and I’m trying to verify whether his billed area is fair before making payment.

The plan’s printed covered areas are:

  • Ground floor: 2673 sq ft
  • First floor: 3602 sq ft
  • Second floor: 1662 sq ft
  • Total: 7937 sq ft

The issue is mainly the first floor. The plot size is about 42 ft × 79 ft 3 in, which is around 3328.5 sq ft, but the builder’s first-floor covered area is listed as 3602 sq ft, which is larger than the entire plot area. That seems questionable to me unless he is counting terraces/balconies/open slabs in a very aggressive way.

From the readable room dimensions on the first-floor plan, I roughly get about 1875 sq ft internal usable area. Even after adding walls/circulation and balconies, my rough estimate feels closer to 2600–2750 sq ft, not 3602 sq ft. The balconies are only about 2.5 ft deep, so they don’t seem enough to explain the difference.

I’m not trying to avoid paying fairly. I just don’t want to pay for extra area that was not actually built or should not be counted fully.

Questions:

  1. For builder payment, what is the normal way to measure payable constructed/built-up area?
  2. Should open terraces, balconies, verandahs, porch, staircase, and roof/deck areas be counted at 100%, 50%, or excluded?
  3. Is it normal for a floor’s “covered area” to exceed the total plot area?
  4. Should I hire a quantity surveyor/civil engineer/architect to prepare an independent measurement sheet?
  5. What should I ask the builder to provide before paying?

I’m planning to ask the builder for a detailed floor-wise length × width breakup showing enclosed rooms, walls, stairs, balconies, terraces, porch/verandah, open slabs, and exclusions separately.

Any advice from builders, architects, civil engineers, quantity surveyors, or homeowners who have dealt with this would be appreciated.
