As a landlord, I would like to know my rights if tenant wants to break 1 year lease.

The property is currently tenanted through a property manager.

The tenant sent an email today stating he wants to move out on September 30th,2026.

The lease began on 1st March 2026

He hasn't mentioned any reason for leaving.

Honestly I can't afford to keep the property vacant in this kind of market while looking for new tenants.

Also, if I go through property manager again then they will charge me half months rent again for new tenants.

Has anyone used dayuse.com to book a hotel room for couple of hours around Times Square?

We are arriving in NY for 6 hours and would like to check in our bags so that its easy to do touristy stuff with a kid .

I read a couple of reviews , it seems like dayuse or other third party websites don't always sync the reservation with all hotels .

So just looking for names of the hotel incase anyone was able to get successfully booking through dayuse.

I am aware of services like bounce , but not very comfortable with that.

I have a very dense geometry in maya (160k). I want to bring in houdini to be able to reduce the polycount , keep the quads and maintain the uvs.

Also most important is to preserve the spacing of the edge loops.

I tried polyReduce SOP but that does not preserve the distance between the edge loops. It is deleting edge loops randomly across the surface.

Also tried remesh sop, but don't want a triangulated geometry.

Need to replace my over the range microwave. Any recommendations of which service to use for removal and installation?

I just started doing some freelance from home.

For all the freelancers that work on dynamic simulations, which media play back software do you use at home to view your simulations. I want to be able to compare multiple playblasts(image seq or .mov) , put them side by side or just A/B between them .
