Is This Boiler Finished And Needs Replacing - Valliant

2010 model in mt flat - Has been leaking for some time - I dont know whether to spend a few hundred on fixing or whether to spend a few thousand (which I dont have) On replacing

The position of the flue and the fact its all boxed in means I will need to spend more after to redecorate so I would love to fix but the boiler man pushing me to replace

Post 1 May Docs For New Tenancy ? Help

This used to be the list of documents that were required to be sent for each new tenancy

Now post renters rights reform I am wondering what is required because it is so confusing - For example the how to rent booklet no longer is needed and the tenancy from NRLA is a new format called assured periodoic tenancy

What documents are needed for a new tenancy

  1. Tenancy agreement  

  2. Signed deposit certificate

  3. Deposit prescribed information for your records - To follow once deposit received 

  4. EPC certificate  

  5. property inventory 

  6. Document register  

  7. Gas safety certificate  

  8. EICR electrical certificate for your records 

  9. GDPR Notice  

  10. Selective License  

  11. How To Rent Booklet

Any Landlords Buying In London

So many people I know are selling in london and I dont hear anyone actively buying - Is there anyone that is still buying in auction or probate because things are starting to lok quite cheap

Saw a flat for sale at 530K which can bring in 2700 a month so that seems quite decent yield - In the past that would have been 650K with a smaller rental income
