Telescopic mini chainsaw

Hi all.

Looking for a cordless mini chainsaw with telescopic handle for taking down a few branches. Not looking to spend hundreds of dollars and see a few on Amazon/Ebay which look ok. Has anyone had any success with these?

Grass ID Please

Just moved into a rental and about 1/2 the lawn is this grass. The other half looks like buffalo. I'm in NSW.

Lawn - different grass types

Hi all.

Just moved into a rental and the lawn needs a bit of work. There's a few different types of grass in some patches which I don’t like. Looks predominantly buffalo (I think) with other types growing in different thicknesses in different parts of lawn. I've done some weeding to expose the buffalo as one type looks to have smothered to other.

Can someone please provide ID and kindly advise if there's a better way to manage other than manually removing.

NCAT hearing - bond and retaliatory eviction

Hi all.

We've lodged with NCAT for retaliatory eviction. Unsurprisingly the landlord in now disputing our bond return.

We've applied for the bond in full and Property Manager has said he'll contact NCAT to include the bond dispute with our application to save "wasting time".

We've not had any updates from NCAT or Fair Trading.

Can they do that without our consent? And what do we do now?

End of lease - flea treatment

Hi all.

Landlord is withholding bond for a few reasons.

One is for flea treatment. We had approval for a cat and our lease had no condition for pest control when vacating. When the legislation changed we were not provided with any reasonable conditions to consider or agree to as part of the Pet approval. I understand these must be discussed and presented to tenants if required, not demanded after vacating?

Cat was regularly treated for fleas and no signs of infestation.

The carpet is being removed and replaced under significant repairs/renovations.

Our new tenancy has a specific condition for end of lease treatment which we'll do because we agreed to it and signed it.

Has anyone successfully challenged this request ?

End of lease inspection / dodgy landlord living in caravan in driveway

Hi all.

We were on a periodic lease in nsw and tenancy was terminated due to significant repairs/ renovations. We've vacated the premise and handed the keys back on wed 4 June. We're not sure if the end of lease inspection has been completed.

Yesterday afternoon I drove past the property and the dodgy landlord has parked a caravan in the driveway and was walking around the inside of the house.

How soon must the end of lease inspection be completed once keys returned/premise vacated and should the landlord be onsite before we've been notified of any outcome? This might mean that whatever is in the report could be invalid if people have been in and living on the property?

Update 1: now they're claiming pest treatment as we had a cat. We had approval for the cat and no additional terms for fumigation after the tenancy. I've asked for the formal approval provided which implicitly states fumigation required as a condition(there was none). Cat was regularly treated for fleas/ticks with no signs of infestation on him or in home.

Retaliatory eviction

I'm just about to hit the submit button on an NCAT claim for compensation due to a retaliatory eviction from a repair request.

We requested repairs of leaking kitchen tap, toilet cistern constantly flowing, security door handle broken, heavy glass fence and gate fallen out of frame in Jan. When the dishwasher broke in May we requested the repairs again and included the broken dishwasher.

Landlord arrived on a Wednesday and stayed for 12 hours doing dodgy repairs. Couldnt complete all of them and was swearing and yelling all day. Loudly said "I'm not doing this again." He

was back on the Friday to finish the dishwasher install.

The following Monday afternoon we received termination of tenancy for significant repairs and renovations - carpet, painting, kitchen benchtops and bathroom touch ups. None of which are urgent or structural requiring vacant house. Given the timing, there is an undeniable connection between the repair request and the eviction.

Even though the works will occur, wiyh painting and carpet replacement, the property manager is insisting on a full move out clean.

We were lucky to find a new house which we've just moved into and will request compensation to cover moving costs.

Update: Just lodged. Asking for moving costs and compensation for repairs not done.

Update 2: We've emptied the property and are getting an end lease clean done. Rent is paid until Wednesday, although we have moved to new house. This morning at 9am we went to bring the bins in and prepare for cleaning to find that someone has already taken the bins in and put them in the yard. We suspect it was the owners or their friends, our next door neighbours. It’s possible they've been inside, but we don't know. They would have looked through windows and as we still occupy the lease, nobody should enter the property at all. These people are stupid and we'll breach them again.

Don't rent me lists?

Hi all.

There used to be active don't rent me lists which provided genuine advice to tenants about properties, landlords, agents, etc.

We've just had our tenancy terminated by our dodgy landlord for lodging legitimate repair requests. Is there any current way to warn prospective tenants when they eventually relist?

I don’t have Facebook.

Our landlord is a boomer handyman and hates spending money on legitimate repairs. We generally do minor things ourselves or don't request maintenance at all.

We've just been hit with a rent increase and the dishwasher broke, so added that to a short list of things needing repairs, toilet float valve, kitchen tap leaking, security door handle, glass fencing panel.

He arrived at 8am this morning and is still here at 7:54pm. He has been to Bunnings 3 times. He changed the toilet valve and dodgied up the kitchen tap. The door handle could not be easily replaced from Bunnings because its probably 30 years old. The glass panel has been.propped up with a piece of PVC piping.

The dishwasher got delivered at 6:50 and he's swearing in the kitchen and talking to himself.

My wife and son have gone to bed.

Renting is shit.
