How to deal with dry ceiling crumbs from pipes?

I've just moved into my first art studio. While it's large and affordable and well lit, it's also in a building basement and has these lovely pipes running through. This one particular corner has been raining ceiling dandruff.

I moved in four months ago. In these four months there's been no moisture or liquid ever in or around the ceiling or floor, but there's all this crumbling plaster from the ceiling accumulating to the floor. I've steered clear of putting stuff in the area out of fear of any of my work getting damaged, and the second photo shows about 2 months worth of dry ceiling bits.

Given that there's no moisture leaking, is this a big issue? Is there any sort of easy repair work I could have done to prevent this flakey ceiling dust from raining down every time I accidentally bonk the pipes with cardboard? Who would I even call for this?
