I’ve been analyzing Dubai’s villa market recently, and DAMAC Islands 2 – Antigua caught my attention for a few reasons.
✔️ Entry prices for 4BR townhouses start from around AED 2.9M, which is still relatively competitive compared to many newer villa communities.
✔️ The project is part of a large waterfront master community with lagoons, beaches, cycling tracks, wellness facilities, water attractions, and extensive green spaces.
✔️ The location provides direct access to E311 and E611, making it accessible to major areas of Dubai and the future Al Maktoum Airport corridor.
✔️ Historically, Dubai’s villa communities have significantly outperformed apartments in terms of capital appreciation since 2020 due to limited supply and strong demand from families.
What I find interesting is that Antigua is the final release within this phase of DAMAC Islands, meaning buyers are entering a more mature stage of the project rather than taking a risk on an entirely new master community.
Of course, the biggest question is whether the current pricing still leaves enough room for appreciation by the 2030 handover.
