I’m looking to scale up my efforts targeting pre-foreclosures in the Columbus, OH market and wanted to see what’s working best for people local to the area or virtual investors crushing it in Ohio.

I’m trying to dial in two specific parts of my process:

1. Sourcing: Where are you pulling the most accurate, up-to-date data for Franklin County?

  • Are you pulling raw data directly from the Franklin County Clerk of Courts civil case search (looking at the CVE case codes)?
  • Digging through the Recorder's office for Lis Pendens?
  • Or are you just relying on standard aggregators like PropStream/DealMachine? I’ve noticed a bit of a lag on those lately and want to catch people as early in the process as possible.

2. Outreach / Acquisition Strategy: What's getting the best response rates from distressed homeowners in C-bus right now?

  • Given where rates are, are you finding that creative finance (Subject-To / Seller Carry hybrid) is a easier pill for them to swallow compared to deep-discount cash offers?

DealMachine Skip Tracing vs. External Skiptracer's

Looking for some honest feedback on DealMachine's skip tracing accuracy compared to external platforms.

DealMachine is great for driving for dollars, but I’m trying to figure out if it’s worth using them for my primary skip tracing or if I should be pulling data and exporting it to a dedicated bulk provider.

I’m currently a virtual wholesaler (primarily focused on the Ohio market—Columbus, Dayton, Cleveland) and I’m looking to level up my tech stack. I’ve been weighing DealMachine vs. PropStream, and I’d love to get some current feedback from those of you doing this virtually.

Since I’m not local to my markets, I don’t do any "Driving for Dollars" myself. I’m strictly pulling lists and hitting the phones/SMS.

Here’s what I’m trying to figure out:

  1. Data Quality for Ohio: For those working in the Midwest, which platform is giving you the most accurate owner info and "vacancy" tags right now?
  2. List Pulling: I know PropStream is the OG for massive list stacking, but I’ve heard DealMachine has made some big moves lately with their "free" skip tracing and better filters for things like owner age or household income.
  3. Virtual Workflow: Which one integrates better with a virtual setup? I use Deal Machine currently for some lead gen but I’m wondering if PropStream’s comps and deep dive data are still the industry standard for ARV.
  4. Skip Tracing: Is the built-in skip tracing on either of these actually good enough to get a 20%+ contact rate, or am I better off exporting the raw data and running it through a waterfall skip tracer like Batch?
