Anyone used CountyPull lately? Is it worth it?

Hey everyone, I'm looking into pulling some fresh lists and came across CountyPull. For those who have used it, how’s the data quality compared to the usual tools like PropStream or DealMachine?

Is it actually pulling direct/accurate data, or am I better off sticking to the standard platforms or going straight to the county recorder myself? Appreciate any insights!

[Cincinnati Investors] What are you guys paying for heavy rehab 2/1s in Clifton Heights (45214) right now?

I’m currently looking at locking down a 2-property package deal over in the Clifton Heights area (45214) and wanted to run a quick pulse check with anyone active on the ground in the Cincy market.

The Breakdown:

  • Quantity: 2 properties (can be packaged together or sold separately)
  • Layout: Both are 2 bedroom, 1 bathroom (2/1) units
  • Condition: Heavy Flips. Full gut rehabs required—definitely a project for an experienced crew looking for a deep value-add.

Before I fully commit and lock these down, I want to gauge the local buyer appetite and make sure the numbers align with what active end-buyers are actually seeing in the current market.

I have two quick questions for the group:

  1. What’s the going rate? For a 2/1 requiring a heavy lift in this specific pocket, what is your typical target acquisition price right now to protect your margins?

How long did it ACTUALLY take you to land your first deal from text blasting? (Be honest)

Hey everyone,

For those of you who built your business—or at least got your start—primarily through text blasting: How long did it take from your very first blast to actually locking up and assigning your first deal?

I’m trying to set realistic expectations for myself and benchmark my KPIs. If you’re open to sharing, I’d love to know:

  • Timeline: How many weeks/months of consistent daily blasting did it take?
  • Volume: Roughly how many outbound texts were you sending per day/week back then?
  • Strategy: Did you try to do most of the qualifying over text, or did you just use SMS to filter for hand-raisers and immediately jump on a phone call?

Hey everyone,

I’m currently a virtual wholesaler (primarily focused on the Ohio market—Columbus, Dayton, Cleveland) and I’m looking to level up my tech stack. I’ve been weighing DealMachine vs. PropStream, and I’d love to get some current feedback from those of you doing this virtually.

Since I’m not local to my markets, I don’t do any "Driving for Dollars" myself. I’m strictly pulling lists and hitting the phones/SMS.

Here’s what I’m trying to figure out:

  1. Data Quality for Ohio: For those working in the Midwest, which platform is giving you the most accurate owner info and "vacancy" tags right now?
  2. List Pulling: I know PropStream is the OG for massive list stacking, but I’ve heard DealMachine has made some big moves lately with their "free" skip tracing and better filters for things like owner age or household income.
  3. Virtual Workflow: Which one integrates better with a virtual setup? I use Deal Machine currently for some lead gen but I’m wondering if PropStream’s comps and deep dive data are still the industry standard for ARV.
  4. Skip Tracing: Is the built-in skip tracing on either of these actually good enough to get a 20%+ contact rate, or am I better off exporting the raw data and running it through a waterfall skip tracer like Batch?
