Pre move out inspection - England

I'll try and keep this short. We've just had the landlord around to look at the property before we hand him the keys back next week (for deposit purposes). He's selling the house after we're out.

We've lived here 14.75 years and have always paid on time. However the house is now over 20 years old and he's not completed any repairs during our tenancy.

He's come around today and is annoyed that he's going to have to put money into the property to sell it... His actual words, "well I can't just throw a hundred quid at it and have it sorted!".

I don't know what he was expecting? All the units, carpets etc are all original so are now 20/21 years old. We've notified him of repairs needed but they never got done.

I'm guessing he's going to try and keep most of the deposit... But sure for fair wear and tear he shouldn't be able to? Has anyone else had this sort of issue? Did you manage to use the DPS to get most of the deposit back?

So after nearly 15 years in our private rental property the landlord is selling up. We've practically moved everything out now and are having a catch up with the landlord at some point within the next two weeks to discuss deposit retrieval. Does the following snagging list seem fair?

So, long story short: the letting agent, at sign up, told us rent would be payable every 4 weeks - being young we accepted that and paid our landlord the PCM amount (by standing order) between December 2011 and January 2025 every 4 weeks - essentially overpaying by 1 rent payment a year for 12 years.

In January 2025 the rent rose and we got moved to a specific date every month (which is what got us thinking). We looked back on the old tenancy and it does state PCM. Therefore we've made 12 extra payments of rent between the dates above - money we're entitled to get back, surely? It equates to a little under £6,000 if we can claim it all back.

We leave the property this month as the landlord is selling up so feel now is the right time to mention it as he cannot have any comeback on us. He already issued a section 21 in January so as it stands we've nothing to lose.

Has anyone been in a similar position and what did you do? Or any advice anyone can give?

Best choice?

We're due to move into a new build property in a couple of weeks (if it ever gets signed off). All the flooring is bare concrete/board apart from the "wet rooms". The housing association has stated no laminate for 12 months whilst the house settles. So that was our first choice out of the window.

So, what would be better - LVT click planks or vinyl sheeting? We aren't doing carpets as we have two cats, a dog, and three neurodiverse children - so not a good idea! We're constantly getting mixed messages online which would be better so we can't actually make a decision due to this.

We both like and prefer the LVT click, but will it have issues in a house that is settling? I know we'll need an underlay for the concrete sub floor, but upstairs we should be okay for any that has an already applied underlay.

Any advice you can give would be brill!

Issues with "linear rendering" - RX 7600

My son is trying to use a stand alone camera app for VRSF so that he can view games and do commentary etc.

He's downloaded and installed it but is met with the photo attached. We've tried reinstalling his drivers etc and done all of the "Google" troubleshooting but to no avail.

Anyone got any other suggestions? Not sure if many will be able to help as I assume you'd need some knowledge in VRFS - which I don't have.

Stuttering, ghosting, horrible mid-distant textures and lighting issues - RX 7800 XT

Here goes nothing, looking for any help anyone can give...

I upgraded from a RTX 2070 super to a RX 7800 XT in February. Since then I've been noticing all sorts of issues that I never had with my Nvidia Card.

Without FSR on I get ghosting and blurred/pixelated text on screen when turning (moving the mouse of controller joystick). I put FSR on and it makes no difference.

Textures look horrible, pixelated and dull. Even with Adrenalin sharpening on and HDR active they look terrible, especially at a mid-range difference. Dark surfaces also flicker when I move my mouse/joystick in games.

Most recently, I have started to notice stutters in games. Just a fraction of a second, but it's happening every 5-10 seconds. I've been playing Forza and Splinter Cell Blacklist and it happens in both games. in forza they are micro-stutters, in Splinter Cell they lag the game completely.

I've tried all the adrenaline drivers but none are better than the others. I've been using a single stick of DDR4 3000Mhz (32GB) and have recently purchased a set of 4x8GB (3600Mhz) as I'm aware that running single channel can cause issues.

Any other advice from anyone? At this point, I'm close to getting rid of the card and going back to Nvidia (which I really don't want to do).
