How useful do you find a Green Street subscription?

Just started a new job at a real estate development/ investment company and they have a Green Street subscription, which I've never had before.

My background and current role is multifamily asset management. I'm used to using CoStar (which we also have a subscription for) for getting rent comps, supply pipelines and general market data. I feel like CoStar has served me well if I want to get a sense of a new deal we're looking at in a new market, or even longer term risk factors for existing deals.

Green Street's data seems much more macro, and they don't even have data on smaller markets. While we mostly invest in gateway/ secondary markets, we actively look and have invested in tertiary markets also. It doesn't seem like Green Street is useful for this.

Am I missing something about Green Street? Where does it have an edge over CoStar that I should hone in on?

What do multimillion dollar townhome owners do with their cars?

Perusing through Zillow during a quick weekend trip in NYC I was seeing $5, $8, $12m, etc. townhomes (in Brooklyn Heights more specifically) that are stunning, but was surprised that they rarely had garages/ dedicated parking.

I’m coming from DC, so I get the whole “older buildings just don’t have parking” concept, and that DC vs NYC markets are not the same price, but it seems crazy to pay that much and not have dedicated parking.

So, what are these rich folks doing with their cars? Are they just forgoing them in the city altogether?

Advice for someone leaving the Fed Workforce for Private Sector

My partner has about 8 years of federal experience with a pretty diverse resume. Though I consider the resume impressive, they’re not really specialized in anything in particular.

They are a very hardworking and sharp person, whose made some good connections in DC along the way, but feels like they are at a dead end in their career. Promotions/ bonuses are laughable and incentives are not enticing. Theyre feeling very burnt out and it’s such a shame seeing such a bright person‘s talents and ambitions go to waste.

For a career who is looking for an exit from the fed to private, what advice would you give? for those who made the jump, but felt like their skills weren’t transferable to the private sector, how did you find/ land your job?

Best Burgers in DC

My partner and I moved to DC about a year ago, and we randomly started a quest to find the best burger in DC. To make it more scientific, I decided to create a spreadsheet ranking each place. Unfortunately, I can't remember all of our specific experiences from over 6 months ago, so this list encompasses mostly our 2026 experiences.

Points work as follows:

  • Price: scaled 0-5 points and is formula driven as follows:
    • $0-10: 5 points
    • $10-15: 4 points
    • $15-20: 3 points
    • $20-25: 2 points
    • $25-30: 1 point
    • $30+: 0 points
  • Quality: scaled 0-5 points, and is purely subjective scoring based on overall taste experience (cook quality, sauce, buns, seasoning, etc.).
  • Size of burger.
    • Small: 0 points
      • The burger itself is not very filling and a side may be needed
    • Normal: 1 point
      • You feel content with the burger by itself
    • Large: 1.5 points
      • Larger than usual burger, leaving you fuller than the avg. burger.
    • For a general reference - I am an averaged sized male, and my partner is a more petite female.
  • Includes Sides: Yes or No; 2 & 0 points, respectively
  • Additional Points: -5 to 5, requires an explanation

The list is a work in progress, so let me know what you think, where we should try next, if there are other scoring categories I should consider, and how much you vehemently disagree with our rankings. I'll continue to add on to this list and will add updates to this thread when necessary.

Some special shoutouts:

  • Pastis' score is ONLY based on their $9.99 weekday lunch special, which includes french fries (that are great), and because of this, we considered it the best overall in DC.
    • I think their regular price is $24, which is expensive for what it is, but it is a beautiful restaurant and I imagine you'd still be happy with the meal considering you're going there with friends/ a date night and enjoying some good wine/ cocktails along with it.
    • We've been here multiple times, but our scoring would be the same. Since the scoring is a simple average, there was no point in adding it to my detail multiple times
  • La Bonne Vache is our favorite burger in terms of quality.
    • It's a really charming restaurant that's great for a date night. Really nice staff. Bummer they only have low ABV cocktails there, but they've got some great wines and beer.
    • Same comment as Pastis above regarding revisiting this place multiple times.
  • Ebees was disappointing, but we'll have to try it again.
    • I'm sure we had a bad experience but our burger was very overcooked, and since it's larger burger, it's a bit inedible. Because their cooking process is ~30 minutes, we didn't have the time to see if they can redo it.
    • I will say though that the establishment seems like a great neighborhood spot. Very friendly staff and great ambiance. We were in for lunch so didn't have a chance to try their cocktails.
    • We seem to be in the minority on Ebees, so we'll have to try again one day and re-rate.

What are the variety of albums displayed on album sleeves of older records

The sleeve example I attached here is from an old Eric Clapton album. Are these recent releases from that label, or just featured albums from the label? What was the thought process with these montages of albums?

Thoughts on the Vulfmon’s albums’ song choices?

I’m a big fan of Vulfpeck and all their side projects. Vulfmon has created some of the best Vulf-fam music without question in my opinion.

However, as someone who prefers to consume music through entire albums, I find all/ most of Vulfmon’s albums very disjointed and it hurts the (“my”) listening experience. Going from Surfer Girl to Nice To You to Disco Snails just doesn’t feel like a great musical experience in my opinion lol.

At this point, he could individually make:
- a 60’s rock album with Mellotron, Dawn, little thunder, lord will find a way, etc.
- a pop/ indie album with Here we go jack, sleep for days, got to be mine, etc.
- a funk/ r&b album (tons of options there)
- even a klezmer album!

Am I the only one who wishes these tracks were curated for a genre-specific album?

Hello. I’m trying to get back into studying spanish and have been using Duolingo. I’m a nonnative speaker from Miami, I took Spanish growing up and was surrounded by Spanish speakers. Though I was never able to speak it fully, I’m familiar with the basics and a few useful sentences to order food, etc.

Anyway, I’m at a Spanish score of 22 in Duolingo and the lessons feel very easy. It’s been a good refresher, but some of the lessons are very repetitive. There are ”harder” lessons that I feel like are good challenges for me, but those are like 2 out of 25 of the questions.

My question is - do the Duolingo question formats get harder as you go? Or is it the same rinse and repeat format with new concepts/ words?
