
Apartment Condemned
Everyone in my apartment complex received this on their door yesterday. The slip says the decks and stairways aren’t up to code. So far I still see people around but I also noticed a ton of people loading up their cars and heading out. The leasing office emailed us last night saying we’ve been condemned and that’s all the information we have right now.
I just paid my $1750 rent on may 1st and still have 2 months left on my lease before I move out. Although it seems I have to move out sooner, way sooner. Just looking for any legal help I have no idea what to do right now. I have all of my stuff here and I work remote. Should I ask for rent reimbursement? Do I have to pay rent still? How soon do you have to move out after being condemned? This is possibly the most unexpected thing to ever happen to me.

I can’t get ahold of the leasing office and neither can any of my neighbors. I did get ahold of the building inspector though from KABA and he told me he can’t give me “legal advice” BUT to lawyer up. He said it’s BAD and that tenants need to move out immediately. The property managers have 30 days to comply but he believes it will take 2+ years before the decks/staircases are fixed. He said it’s a terrible situation to be in but the apartments simply aren’t legally habitable. We’re talking to a tenant lawyer now. What a mess

MAY 8, 2026
On May 7, 2026, without prior notice or communication to ownership or management, Kalamazoo Township conducted an inspection of decks and stairs serving several units at the Wildwood Off Main Apartments complex, prompted by a resident complaint.
Based on those inspections, Township officials determined that certain decks and stairs did not meet Township safety requirements. Even though the Township only inspected a sampling of the units, it red-tagged all of the units in the Wildwood complex.
Wildwood ownership and management are committed to the highest standards of safety in their complex and community. The conditions identified by the Township were not known by Wildwood management until the red-tags were placed on doors. As soon as Wildwood management learned of the inspection results, they engaged with the Township, assessed the Township’s concerns, and began the process of addressing them.
Wildwood is now in the process of analyzing the condition of the stairs and decks at the complex. To the extent that Wildwood identifies any unsafe conditions, it intends to shore up, reinforce and/or enhance the support of those decks or stairs as soon as possible.
In addition, Wildwood is in the process of engaging a structural engineer who will analyze the condition of all of the decks and stairs at the complex. When the analysis is complete, Wildwood will undertake the repairs, reinforcements, or replacements that are necessary to ensure that the decks and stairs are safe and in compliance with codes.
With respect to the ongoing use of units in the complex, the Township has made it clear to Wildwood that it is not seeking a court order that would require residents to vacate their units. While the investigation and analysis are pending, Wildwood management wants residents to be aware of and take extra caution regarding the use of decks and stairs that serve their units and to report any concerns to on-site property management.”
