Croatia itinerary help

Hi! We are going to Croatia from US from Sept 4-14 for our honeymoon, flying in and out of Zagreb and looking for a mix of nature and beach and culture and we want a relaxing pace.

Here’s what we’re thinking so far but don’t know:
Day 1: land in Zagreb midday, spend the day there to adjust to jet lag

Day 2-4: rent a car and drive to plitvice? Any charming villages we should stay during this time or must see hikes that won’t be too busy?

Day 5-8: drive to Rovinj and enjoy the beach. Maybe do a boat rental one day. Any other must sees?

Day 9: drive back to Zagreb before our flight the folllowing day.

Help us figure out what home we can afford?

My husband and I are in our early 30s, live in Washington, DC, and are looking to buy a home for the first time - although it goes without saying that this is a crazy expensive market, so it's tough. Here are our facts/figures - can you help us figure out if we should buy a house or keep renting?

  1. Household income of $215,000
  2. No debt, no kids (but would like to have kids in the next couple years)
  3. Excellent credit scores
  4. Could afford to make a downpayment of about $110,000. In DC, that's not enough to be a 20% downpayment for a 3 bedroom place in an area we could afford, so realistically we'd be paying PMI.

Houses we feel check all our boxes are in the $700-830K range, which feels out of reach. But maybe it's also just sticker shock because we currently pay just $2,850 in rent (but we're in a teeny 2 bedroom and will definitely be leaving in the next year or so).
