Oil leak underneath engine?

Hi ,I’ve noticed that my 2016 Ford Focus 1.0 EcoBoost is dripping something underneath the engine. It looks like oil, but I’m not 100% sure.

I’ve attached a video showing the leak. Coolant and oil level both seems low as well.

Has anyone had a similar issue with their Focus or have any idea what could be causing it? Any suggestions on what I should check first would be really appreciated. Thanks!

Title plan shows neighbour owns part of my front garden. Should I be concerned?

Hi, I'm currently in the conveyancing process after having an offer accepted on a detached house, and I've noticed something on the title plan that has me a bit worried.

From the title plan (attached), the front boundary isn't a simple rectangle. Instead, there are small sections at the front which appear to belong to the neighbouring property.

Looking at the actual front of the house (also attached), I expected the boundary to run straight along the neighbour's retaining wall, leaving the small grass strip on the right-hand side of my driveway as part of my property.

However, according to the title plan, it looks like that small grass patch actually belongs to the neighbour, meaning my driveway narrows slightly towards the road.

Concerns:

  • Can the neighbour legally build a fence, wall or hedge along the title boundary in the future?
  • If they did, could it restrict access to the side of my property and leave me with only the driveway width?
  • Is this type of irregular boundary common on new-build estates, or is it something that should be investigated further?
  • Should I ask my solicitor to clarify why the boundary is set out this way before exchanging contracts?

Need garage recommendation in Leeds – Ford Focus possible misfire / engine issue

Hi, looking for a reliable garage in/around Leeds that can properly diagnose an issue on my 2016 Ford Focus 1.0 EcoBoost.

Car recently developed:

  • Engine warning light
  • Engine stumbles, causing noticeable shaking and hesitation
  • Petrol smell

Spoke to a mechanic who fixed wet belt last year based in Blyth suggested it’s likely a misfire (coil/spark/injector related) rather than wet belt related.

I don’t want to risk driving it Blyth in such condition, so I need a good local garage that can properly diagnose and fix it.

FTB worried about timing: Completion target vs rental notice period

Hi all, looking for some honest advice.

We’re FTB and currently in the middle of conveyancing. Our offer was accepted in mid-May, solicitor was instructed shortly after, and our mortgage offer was issued on 5 June.

Things are moving, but slowly. Searches still haven’t been submitted because we’re waiting on the seller’s solicitor to provide one final document before they can be ordered.

Our target is to complete by mid to end of July. The seller is fine with this timeline as happy to move out towards the mid to end of July. Property is based in Leeds.

My question is: is aiming for end of July too optimistic in this situation?

  1. We’re currently renting and need to give 2 months’ notice under the new rules, so we’re considering serving notice soon to align with our planned completion.

  2. My wife is expecting and will be in her 9th month of pregnancy at the start of August, so we’re really hoping to be moved in before then, which is why end of July is quite important for us.

We’re stuck between giving notice now to stay on track, or holding off in case things slip and we end up without a home for a gap.

Conveyancing timelines in Leeds (FTB, no chain)

I just had an offer accepted on a house two weeks ago 🎉 I’ve already got a solicitor onboarded, and my mortgage application is in with the lender for approval. (Valuation booked for coming Saturday). The property is fairly new-built, hardly 2 years old.

I’m an FTB and there’s no chain involved, so I’m trying to get a feel for how long everything might take. The estate agent and solicitor mentioned around 12–16 weeks, but I’m curious if anyone in a similar situation has managed to complete quicker recently?

FTB in Leeds – conveyancing recommendations?

Hi, I’m a FTB, and our offer just got accepted on a house in Leeds, so now starting the solicitor/conveyancing side of things.

I’ve had quotes from Blacks, Ison Harrison and Levi Solicitors. Prices are coming in around £1,500–£2,000. Ison Harrison is the cheapest, Levi is the most expensive, and Blacks is somewhere in the middle.

I’ve been reading reviews but they seem really mixed for all of them, so it’s hard to know who’s actually good to go with. I’ve also heard really good things about Winston, but they’re not accepting new clients at the moment, unfortunately.

Would appreciate any recent experiences or recommendations, especially around communication, responsiveness and how smooth the process was.Thanks!

FTB here - solicitor/conveyancing charges

Our offer got accepted today 🎉. We’ve just received the solicitor/conveyancing quotation from the estate agent’s recommended solicitor, and honestly, I’m struggling to understand if these charges are normal or expensive.

The property is a freehold house, and buying jointly with a mortgage.

The quote seems to include:

  • Legal fee for property purchase: £1,349 + VAT (£1,618.80 incl VAT)
  • Mortgage/lender legal work: £249 + VAT (£298.80 incl VAT)
  • SDLT return submission fee: £100 + VAT (£120 incl VAT)
  • ID validation: £25 + VAT per person (£30 incl VAT each)
  • Bank transfer fee: £40 + VAT (£48 incl VAT)
  • Searches package: around £332.50 + VAT (£399 incl VAT)
  • Other incidental/admin costs mentioned separately

Looks like total conveyancing costs may end up around £2.5k – £3k before stamp duty.

Is this considered normal? Would you usually go with the estate agent’s recommended solicitor or find your own independently? Also , it offers " No purchase, no legal fees" bascially giving protection if the sale fell through.

Any hidden charges or red flags I should watch out for before proceeding?

Hi,

My car failed MOT due to emissions. Garage says the exhaust pipe is badly cracked just before the flex pipe (near the cat) and quoted ~£900 to replace the whole catalytic converter.

That seems a bit high - hoping it can be repaired or just that section replaced or welded instead.

Can anyone recommend a good, honest exhaust specialist around Leeds? And what sort of price should I expect for this kind of job?
