Tips for looking for off market potential sellers in a specific neighborhood?

My wife and I are looking in a neighborhood for our family with not a lot of inventory and a lot of competition. It’s a 60’s neighborhood with smaller to mid sized houses and a good mix of younger families and seniors who have been there most of their lives. The neighborhood is very nice with the exception of a handful of houses on every other street that look like they might need some TLC.

What are some strategies for finding houses and writing letters? Find the run down properties? Or filter through GIS data? Looking for anything we can in this market.

Switching from septic to public sewer options.

We just Noticed that the house we are going to put An offer on was on septic. The houses on either side are also on septic, but the rest are connected to public sewer. All the houses are on public with the exception of three. It appears that we could connect to the public line in the street if say the septic tank fails inspection. 1960’s neighborhood.

1- is there a reason these houses are potentially on septic and the others aren’t?
2-what should we look out for when negotiating our offer?
3-should we be able to hook up to sewer down the line if house nex to us (down the hill) is on septic too?

Woodmont neighborhood- too good to be true? Checking out the vibe.

We are actively looking to move to chesterfield and feel like Woodmont has a nice vibe. Smaller mostly nice maintained homes, good community, kids, walkable streets, pool, central to most things, Bon air elementary…

What’s the catch? Is it a good neighborhood to raise kids? What are some potentially negative things to consider?

We are looking between Woodmont, Bon air general area within chesterfield, and the neighborhoods south of robius.
