Mortgage. To switch lenders or not to switch.
My mortgage (not primary residence) is coming to renewal next month. I am interested in 5-year variable.
My current lender (CIBC) gave me an awful / insulating rate, prime less 0.65.
I reached out to RBC and they are offering prime less 0.85, $1000 cashback and will cover most if not all the fees. Similar quotes from other major lenders (BMO, TD)
I took this offer back to CIBC and got them to budge to prime less 0.80.
So the options are:
Stay with current lender at 3.65% (prime less 0.80).
Switch to new lender at 3.60% (prime less 0.85) plus $1000 cashback.
The difference is $1000 less interest over 5 years and $1000 cashback = $2000 extra.
My initial thought is that it is not enough or worth it to go through the whole process of switching lenders, and the potential risks that may have. The cashback can also be eaten away a little bit if not all fees are fully covered as anticipated. I would also have to create a chequings account at the new back to get the cashback, etc.. just seems like a lot of hassle.
What would you lean towards?
