Chanel et moi repair made my bag worse. Next steps?

I bought a flap bag in a light color at a Chanel boutique a few years ago. I wore it a lot and the color faded. The chain caused discoloration (black marks) in the back pocket and some on the front. Also, I have corner wear. My bag was supposedly sent to Paris as it is still under the 5 year warranty period. However, it came back even worse than before. I’m seeing new black marks.
I can’t believe they won’t do anything anymore. Then, what good is the warranty? My SA said they don’t re-dye anymore. They also didn’t address any of the other issues. Supposedly, they “cleaned and polished” it.

What can I do now? The thing looks awful.

I would like to start a solo law firm focusing primarily on estate planning. I have been paying for forms and CLEs through NBI for months now but have not yet taken the leap to start the firm. I have a day job and would need to start this on the side until it can consistently replace my day job’s income.

I have a friend who said she would help me market by letting me host a seminar and she had done this for another lawyer who was able to get 3 clients from this 1 seminar.

Besides hosting seminars, what else would you suggest to get good quality clients? I have friends that have paid $700 for estate documents and ones who have paid $3K. I cannot make a living charging $700 so I have to focus on more affluent clients.

I ended up doing my own estate planning while I was pregnant because the attorney I hired was ignoring black letter law even when I pointed him to the state statute. I have NBI forms account and access to all the CLEs.

I saw an ad on Instagram for new law business model. I didn’t finish the 32 min. Sales pitch but searched reddit for thoughts on NLBM and it has not been positive. However, I am intrigued. What does it do besides tell people to follow up with their clients annually and go host seminars?

In the ad, I liked hearing people have been able to turn a new solo EP practice into multi-million dollar businesses. I don’t expect that to happen overnight but hitting at least a few hundred thousand in 12-18 months would be very nice. How do I do this without giving tens of thousands of dollars to a company many on reddit call scammy?

Land and building costs in my area are pretty pricey. I have seen many apartment developers do phased construction to spread out costs. Is it possible to do this in residential custom home as well?
For example, can I build a 2 story house with an unfinished basement and also choose to not finish the second floor initially and treat it as an attic/ storage space at the beginning and later finish it in phase 2? Also, what about having 2 wings with 2-story attached garages with the intention of turning the 2nd floor above garage into living space in phase2? Lastly, how about building or simply planning out space for a DADU that would eventually be a guest house and clubhouse but leaving it unfinished such as a pool house / workshop.

I would like to buy land to build a home with a pool. I am viewing a lot tomorrow that is 0.44 acres. It’s in a nice residential subdivision. The current owner had plans approved by HOA for around 5,000 SF above grade and 2,500 SF walk out basement. The neighborhood does allow for a private pool and Google tells me it will cost minimum $60K to build in-ground pool on a sloped lot but a plunge pool would be half that. I only want a different house to have a pool. I also like my privacy. This subdivision is on a golf course so I will have to see if there’s enough privacy. Anything else to watch out for? Any build estimate websites you recommend besides Google? I suspect the original owners abandoned plans because the cost to build exceeds the current market value. My friend mentioned this neighborhood might restrict which builders can build. That could be an issue right there. I want to keep costs per square foot low while still building something I like and design.

I am familiar with reading plans, specs, budgets, and construction monitoring reports for multifamily new construction but residential home building is completely new to me.

Anyone feeling irritable on the wegovy? What are you doing to counteract it? Also, how are you countering the fatigue?

I recently had to stop taking vyvanse because it was making me very annoyed. I don’t want to have to stop wegovy as I would like to lose some more weight.
