RBH group receives 37 Million in financing for 101 Market Street
Would you rather live in a luxury apartment in Newark or a tiny walk-up in Manhattan for the same rent?
I've been apartment hunting lately in both NJ and NYC and this is something I've gone back and forth on.
Say your budget gets you either a newer comfortable, spacious luxury apartment in Newark with amenities like a gym, doorman, in-unit laundry, etc., or a really small walk-up in Manhattan with none of those things, barely any renovations with the outside of the building looking like it survived the Great Depression.
Assume the commute works for you either way and the rent is basically the same.
I keep changing my mind because part of me likes the idea of having a nicer place to actually live in, but there's also something appealing about walking out your front door and already being in Manhattan.
48 Branford Place Approved,
Breaking news, the Newark Central Planning Board just anonymously approved 48 Branford Place. After months of adjournments the developer finally secured final site plan approvals. Now the next steps are the finalize construction drawings, require demolition permits, fundings, possible tax abatements or Aspire grants, building permits and finally a ground breaking. 48 Branford marks the last project on this page needing approvals, with the last development now being approved what other crazy proposals lies ahead for downtown Newark!!!

Description: Approved as a striking addition to Newark’s evolving skyline, 48-54 Branford Place is a planned 32-story, 347-foot mixed-use high-rise located in the heart of the Living Downtown Redevelopment Zone. Designed by The DeRosa Group, the sleek tower will feature 441 residential units situated above a multi-story podium, which integrates ground-floor retail space and a four-story internal parking garage. The building’s modern architecture is defined by a clean, white-paneled window grid accented by a distinct, staggered array of protruding black balconies. Residents will have access to premium amenities, including an indoor lap pool, a rooftop lounge, and an open-air deck. Strategically positioned between Washington and Halsey Streets—just blocks from the Prudential Center and a short walk to Newark Penn Station—this transit-oriented development will serve as a vital architectural link, bridging the gap between the Halo towers and the core downtown skyline.

newarkisgrowing.comParamount Tower Update
RBH Group received a 3 year extension which is set to expire in 2027 next year. Reasons for extension are…
- Delays in Aspire Process which results in not having any funding secured yet.
- Aspire will start approving applications in July of this year, developer resubmitted application for paramount and is currently getting reviewed.
- Demolition is set to begin this August once Aspire has been awarded.
- Construction on the 28 story tower will begin in September of this year. Facade preservation will also start too. By my guest the tower will top off in 2027 and will be ready in 2028, continuing the yearly trend of new rentals opening up downtown. This year was 930 McCarter, next year will be NJPAC and museum parc, and in 2028 it will be 22 Fulton and possibly Paramount Tower.
- No updates on 101 market but I would assume the developer submitted an application for Aspire with that development too
