HELOC & debt consolidation

I owe 205,000 on my home. I’m not sure how much it’ll appraise for, let’s say 425,000. I was thinking of getting a HELOC to consolidate debt & a home improvement project (approx 100k).

The loan advisor suggested doing a HELOC for 150,000. I’m nervous about that amount. Is that too high?

If I do the HELOC (by paying off my debt) I’ll be saving close to 1,000/month.

New HVAC - Trane or Carrier?

I have to get a new HVAC. I’m getting a gas & electric. My home was built in the 50’s. Not interested in doing a heat pump. My choices are a Trane (lasted 28 years) or a Carrier.

I’ve heard that Trane had some issues last year but they improved this year.

Edit: Region: Northern CA, gets 100+° in the summer.

Edit: I live close to a major city. That might make a difference in price. The company I’m going to use quoted me either 14,000 or 15,000.

Should I get a Trane or Carrier?

Drive safe!

If there was ever a time to have a dash cam it would have been tonight. I was on 5S. A dark gray mustang took the wrong exit (Q St) & changed lanes to the exit they wanted (the one where you’d either go towards SF or Lake Tahoe), almost side swiped a red car & both cars came to a complete stop (side by side)! On the freeway! Holy shit!

I am damn lucky I was paying attention and was able to stop in time! And I am damn lucky the Tesla behind me stopped in time! And amazingly there were no cars behind the Tesla!

Thank you to the angels that were watching out for me because there should have been a catastrophic accident.

Everyone driving this holiday weekend, please drive safe!
