Can you contact previous owner's lawyer to ask for their tradesperson?

Hi all, we are having an issue with an aluminium window leaking and wondering what the best course of action is. Bought the house 6.5 years ago but I think they were installed by previous owners before they sold. Is it possible to contact their lawyer to ask for the company they got to install the windows? The original windows were timber but these are double glazed aluminium windows.

Would rather make direct contact if possible as understand how costs can spiral using a lawyer. We don't plan on suing the previous owners because I understand it would be really difficult (need to prove they were aware of the issue) and I'm not sure if the costs involved warrant it... (Could be naively underestimating how expensive it is but fingers crossed)

Would rather give the tradesperson the opportunity to fix and if not then depending how much it costs to fix, sue the tradesperson at the DT (if they don't fix it). Assuming it is a reputable window company however, I hope that it would do the right thing.

Water coming into house underneath aluminium window?!

Has anyone had experience with issues with their aluminium window? There is a tiny hole in the windowsill that half weeps outside and half weeps inside (it should only be weeping outside). We only discovered this recently due to some rotten gib. Fortunately the structural elements are all sound/not rotten.

The gib has all been removed and today there is a lot of sideways rain. Now there is a bit of water underneath the window where the inner framing is. Somehow a bit of water is getting in basically and it feels tied to the window. When the builder came round to remove the gib, he suspected that it didn't have a flashing or wasn't flashed properly.

We bought this house 6.5 years ago but I think the previous owners got them installed. We're at a loss as to what to do.

Who would we contact in regards to this? We got double glazing installed a few years ago in regards to the other side of the house and we were really happy with the results, so we would be happy to use them again - if this is something a glazier would look at.

Slight predicament is that we're also a two story house so could be difficult to repair from outside, or would a full replacement be necessary?

Any advice welcome please... We're so unfamiliar with any building work/issues whatsoever so don't even know who to contact or what to do next. Thanks!

Insurance - declined claims

Ive been reading in this subreddit. I understand that when you buy insurance sometimes you have to declare if you’ve had a claim declined, which can prevent you from getting insurance. Once I tried to buy a policy from cove and it asked if I had a claim declined and I clicked yes out of curiosity , and it said I couldn’t buy a policy.

For my own knowledge, what happens if you have a house insurance claim and it’s declined due to arising from excluded causes such a gradual deterioration? But it’s not known until there’s a builders report etc. that situation feels somewhat unfair.

Or if you make a claim genuinely not knowing that it falls under an exclusion?

I haven’t had a claim declined but it makes me very cautious or hesitant in making claims.

Painting the house - what would you do in our position?

Hi all, as the name suggests am getting the house painted as our roof is being replaced so we will already have scaffolding, so feels an effective use.

I'm trying to narrow it down from a competitive 4 quotes. I will refer to them as A, B, C and D for ease.

A and B specify stripping of 50% or the right hand side of the house for approximately 15-16k ex GST. Quotes C and D in cheaper at around 13-13.5k ex GST, but they've only quoted to strip bubbling/bad parts. The plot twist is that quotes C and D are from master painters and their quotes include the 5 year Master Painters guarantee.

All four companies have really good reviews, arguably the companies that provided A and B have a few more reviews and have been around longer, but there's definitely not much in it.

My internal debate is, if partial stripping isn't specified, would going with the cheaper quote be fine on the basis that if anything were to peel or deteriorate prematurely it'd be covered by the guarantee anyways so it'd be okay to take the risk? Or if those companies went under, MP could step in?

Doesn't sound like a huge difference cost wise but we're most likely going to get box corners too (based off very helpful advice on this sub) so it does still become over 20k incl GST (which on top of a new roof, is a lot!)

Open to any advice, we've never had any painting done before so it's all pretty new to us. We're in Wellington in the northern suburbs so have some salt spray apparently. If the sensible thing is to go for a more expensive quote which include more stripping, we're 100% happy to do so! Or has anyone had to use their master painter guarantee, or experienced their painting failing etc. is it an area where things can go wrong easily? Any tips or experiences are welcome.

Minor rot and painting

Hi all, we are looking to get our house painted.

We have had some mixed advice around whether some of our weatherboards need replacing or just repairing by filling, treating and sanding (whatever a repair entails).

There are two spots of our house which show some rot (one is shown in this post).

Can anyone please provide their thoughts?

We are happy to do replacement if it is needed, but just wanting to get a view from others because we are pretty clueless!

Looks like it would be an extra layer of complication and cost as a separate builder would be needed if replacing weatherboards, so some say it’s not worth it/needed.

Restoring concrete roof - worth it?

Hi all, we have an old concrete roof. Is it worth restoring or just going for replacement? Restoring is about 22k vs 46k for a metal replacement. We plan to sell in a few years and as we’re in Wellington where the market is terrible, it’s unlikely we’d see this money again.

Does restoring a roof genuinely work? Doesn’t look like many companies offer this service. I think our roof is almost 100 years old.

We do want to make the sensible decision but if restoring can add 10-20 years life then financially it might make the most sense. I see heaps of houses still have concrete roofs going strong!!

For context we have no leaks or issues we know about, it’s just that a tile flew off in the crazy wellington storm a month ago, so as some $ has to be spent on repairing this due to scaffolding, so we figure may as well maybe it’s the time to restore or replace it.

Cancelling Aeroitalia flight when they have rescheduled me - please help!

Hi all,

Aeroitalia moved one of my flights (from Palermo to Rome) in 2 weeks, to 1.5 hours earlier on the same day. I want to cancel it (I'm pretty sure this is allowed under EU Regulations?). There is no option to cancel it on the manage booking part of the website. I left an enquiry on their website but no one has responded, there's also never any agents available on their live chat including during their open hours.

Has anyone been in a similar position/managed to cancel an Aeroitalia flight before?

What would you do? (Save or invest)

We are wanting to buy another house to live in, in 2-3 years. We don’t know whether to invest or save. The plan is to have as much money as possible to reduce our mortgage and mortgage repayments.

Info about us:

- owner occupied house 1m (fully offset)
- will be buying a house around 1.5m most likely.
- we’ll most likely sell the house we have and buy a cheaper one as an investment (but either way we don’t want to be rushed to sell). Plan is to refinance $500k as a loan, and put it towards the new house, so based on our current cash that would leave us with a mortgage approximately 870k+ 550k. While we can probably afford this assuming we both keep our jobs (and with some rental income), obviously the lower our mortgage is, the better.

We currently have about $120k in HYSA and $100k in investments (excluding KiwiSaver). However, as much of this is in US funds subject to the 50k FIF rule, we would only be happy to liquidate $10k of this $100k. However this number is likely to grow as we invest in PIE ETFs rather than direct us funds.

Between me and my partner we have approximately 10-12k surplus each month to save and/or invest. We are torn as to whether it is worth still “saving” given that we already have a lot saved in HYSA. We are mostly investing into kernel Global 100 / kernel S&P 500 so we can liquidate this easily if it came to it.

While I know we don’t have the longest period before we will want to use the money (2-3 years), it feels like the stock market is going crazy and we’re missing out. Our interest rate in the bank is approx 1.5% p/a but just in the last few months the Kernel Global 100 fund has given us returns of over 5%…

I know this is crystal ball stuff, but what would you do in our position?

TLDR: is it worth investing when we’ll want to use the money in 2-3 years (but can probably afford not to if need be)?

Pet insurance and third liability cover - cove?

Hi all I’m currently with PD but wanting to move because learnt the hard way they have a shocking claim limit.

Wanting to move to cove which has no claim limit however it doesn’t have third party liability.

Has anyone actually had any third party liability issues? Our dog isn’t aggressive and would never start a fight.

For anyone who is with cove, what has your experience been?

I will be reaching the 50k FIF limit later this year (on Sharesies). My plan was to then keep investing but in a fund like Foundation Series US 500 to deal with the tax for me. I'm now wondering is that lazy and if I should be using interactive brokers to keep investing, has anyone done the calcs and figured out which is more tax efficient. If it's just the issue of filing an IR3, I think I'm okay with that if long term it is more beneficial
