₹30L in hand, a family to support, and a house to buy in 1-2 years. What would you do? Buy the house or Use the money to build wealth/income first?

I’m 28, working a job, and currently living with my family in a rented house in Hyderabad. I may have around Rs. 30 lakh available after selling an asset. My original thought was to use this money as a down payment and buy a flat for my family.

But recently wondering if it is right move at this stage.

My current situation

  • Have a job, but my salary is not particularly high.
  • Recently started a small manpower consultancy business. It is nowhere near stable enough to depend on.
  • Currently living in a rented house, but we eventually want a home of our own.
  • Thinking of buying a house in roughly 1- 2 years.

The part I’m struggling with is leverage and buy the house later when I am in position of a larger corpus and hopefully a higher income.

I’m therefore trying to think beyond just “what gives the highest return?”

I would like to ask you

  1. In my current situation what would you do with Rs. 30L?
  2. Buy the house immediately or wait for 1-2 years.
  3. How much, if any, would you invest in a yet to become stable business?
  4. How much should be kept aside in completely liquid form?
  5. Is there any way that I could use this Rs. 30L to improve my earning capacity?
  6. What mistakes should someone in my situation absolutely avoid?
  7. If you were starting from my position again, what would you prioritize over the next 2 years?
