Delivery date

I placed an order for a Tesla Model Y RWD and told the advisor that I will be overseas next week until 10th November.
I am worried my delivery might fall on a date when I am away. Told me they have 7 days holding period after the original delivery date.
What is the current timeline from order date to delivery?

Tesla discount

Hi everyone, I spoke to a Tesla advisor and told me all variants of Model Y has 5% discount if I order today.
Does this mean it applies to old inventory before 1st October release? That is without V2L.
I’m looking at model y rwd.

Update: confirmed with the advisor discount is applicable for new models with V2L

Tesla Zurich Insurance

Hey everyone.

Currently setting up a 5-year novated lease on a Tesla Model Y RWD ($67,290 drive-away total).

Looking at comprehensive insurance options (specifically Zurich / InsureMyTesla) which comes with:
-4-Year New-for-Old replacement (if total loss in first 4 years / under 100,000km)
-30% Gap cover to clear remaining lease payout if cash is paid

For the first 4 years, is there any real benefit to paying extra for Agreed Value (e.g. set at full $67.2k drive-away price) versus just choosing Market Value?

My thinking is that during Years 1–4, if it's written off, the policy replaces it with a brand-new car anyway, and if for some reason stock is unavailable and they cash me out, the 30% gap cover covers any shortfall on the lease payout.

Has anyone run into issues going with Market Value on an EV novated lease during the early years, or is it better to just lock in Agreed Value from day one for peace of mind?

Novated lease impact

Hi everyone, as the title says, how does a 5 year novated lease impact my borrowing capacity?
I am planning to refinance for a better rate in 6 months but at the same time considering a novated lease for an EV.
If my current maximum borrowing capacity is $680,000 at $165,000 annual salary, how does a $950 reduced take home pay affect the borrowing capacity?

Negotiated interest rate

Hi everyone, I managed to negotiate the interest rate from Fleetpartners down to 9.76% from 10.26%.
Is this new rate competitive or should I negotiate it more by how much?
This is the only lease provider from my employer so I don’t have any negotiating power or other quotes to compare to.

I plan to get my own comprehensive insurance from Zurich at $1360 with $5000 excess and bundle it to the lease.
The insurance quote from Allianz which is the provider from Fleetpartners is at $192 per month.

Compare quotes

Hello everyone, I would like to get insight on these two quotes.

  1. With comprehensive insurance from Allianz
  2. I will source my own insurance from Zurich ($1360 per year)

The packaged insurance from Fleetpartners is from Allianz quoted at $192.94 per month.
I want to compare if I remove it and source my own insurance from Zurich. I tried the online quote with $4000 excess at $1360 per year.

Fleetpartners gave me the option to reimburse the cost of insurance to them and I will get refunded back.

Summary:

  1. Source my own insurance: $818 per month total deduction from take home pay
  2. Opt for Allianz: $936.57 per month total deduction from take home pay.

Questions:

  1. I used the calculator and is giving me 9.

98

  1. % interest. Is this correct?
  2. Fleetpartners told me the insterest rate is 9.76% (reduced from initial quote 10.26%.
  3. Is 9.76% interest rate competitive or on the higher end?
  4. Which option do you think I should I go for? With Allianz insurance or source mybown?
  5. They are exclusive leasing provider from my employer, should I negotiate more and what is the best rae?

Novated Lease interest rates

I’m about to proceed with a novated lease and interest rate given is 10.26%.
What is considered a competitive interest rate in the market today?
How do I negotiate on the rate if they are the only leasing providers tied in to our company?
Appreciate your insights!
Thanks

First NL from FleetPartners

First time for a NL Tesla Model Y RWD.

Unfortunately, this is the only provider that our company provides. Also, the Minor Damage Repair Membership comes as a standard package which I don’t have the option to opt out.

Is the interest rate, insurance and other running costs competitive compared to other lease providers?
What is a good interest rate?

Property sale with Help to buy scheme

Hi everyone,

I’m selling my property and I am buying another property simultaneously and need the sale proceeds to clear debts and fund the new place.

The buyer is a first-home buyer using the federal Help to Buy Scheme through Commonwealth Bank (CBA). Both parties have signed the O&A, which includes a special condition: "Seller has a license to occupy the property rent-free for 30 days post-settlement" so I have time to find/settle on my next home.

I’ve just realized the Help to Buy scheme strictly requires "vacant possession" at settlement for owner-occupiers.

  1. Will CBA automatically reject the loan because of this 30-day rent-free clause? How fast will they flag it?

  2. To save the deal, should we do a Variation of Contract to change this to a Simultaneous Settlement (once I put an offer on a new property) linked in PEXA?

  3. Can we just use a 3-day verbal agreement to move out instead, or is that too risky under General Conditions?

Appreciate any advice.

Sale of property

Borrowing capacity

I currently have a 1 bedroom apartment in Perth and I plan to upsize to bigger 3 bedroom house. Family of three (1 year old kid) and wife is unemployed at the moment.
My apartment has been appraised at $520k with a mortgage balance of $260k.
Just wanted to know an estimate of my borrowing capacity to be able to afford a purchase of a new property at around $880k.
PAYG salary: $160k per year excluding super
Mortgage: $375 per week
Car loan: $480 per month ($16k balance)
Credit card limit: $3k

Plan to pay off my car loan from the proceeds of the sale of my equity.

Assuming I sell my apartment for around $500k, cash out the equity and use the remaining for a bank loan, what would be the realistic borrowing capacity should I have?

Upsizing to 3x2 house

Hey everyone,

Thinking of selling my 1 bedroom 1 bathroom apartment in WA to get a larger 3 bedroom 2 bathroom house. My agent just appraised the unit at $519k starting price.

1 Is now a good time? I know I'll sell probably low in the current WA market, but I'll also be buying back into a very competitive segment for a 3 bedroom 2 bathroom

2 What would a realistic buyer offer? Agent appraisals can be optimistic. If it's valued at $519k, what are buyers actually paying in this climate to secure a place?

The apartment is in great condition built in 2016 and close to transport (15min drive to city). Strata at $640 per quarter.
Appreciate any insights!

May nakaexperience na po ba dito to enrol their unit for rent sa DMCI leasing department? I’m planning to enrol my unit to them to get long term tenants for my 2bedroom unit.

If through agent po directly, pano po ang paghandle nila sa unit. Commission based po ba sila or kukunin po nila yung 1 month rent as payment?

Ano po usually laman ng leasing contract? Any tips po?

Thanks!
