I’m on the last year planning phase before RE, and we’re planning to stay in the same city for about a decade (kids end of high school).
We’re currently renting, and willing to downsize significantly to retire, but the questions come to buying or renting, on what will be neither our forever nor our dream house.
Renting would come down to about $35400/year, which considering we’re aiming for a 3.3% WR, would immobilize about $1.07m, but the real estate market is very volatile (in both directions) in my area. That allocated section allocation of our portfolio would leave us with a smaller portion of our portfolio to fund our lifestyle, and the numbers would not really work for us.
The alternative would be to buy a similar unit for $580k, with yearly fees / maintenance / insurance of max $5k, with again high volatility, and very low market liquidity (tons of copy paste houses so only price is a differentiating factor).
On paper buying seems to make sense, but considering volatility, lack of liquidity on my market, and the temporary nature of the purchase, I’m wondering what approach I should take to better assess the choice?

What would make it worth it / strongly consider for yourself? Would you say your answer is age dependent?

My New Edge v6 is my reliable companion when I have to got to & from Riyadh, 1k km one way from Dubai, I’ve done it about 15 times in the past 2 years. The longest straight line road in the world (arguably) but very boring road, fortunately the UAE side is limited to 100Mph.
