Would that be too aggressive? Been on the market for 60 days.

Can imagine my agent saying that’s “insulting”but coworker did that (on a different house) ten years ago and ended up paying 1.1

How do you make sure you’re buying a house without lead or asbestos?

Is there a reliable way to make sure a house doesn’t have lead paint or asbestos before buying? Is buying newer construction the only real way to avoid the risk?.

Buyer-agent mutual release

I signed a Maryland Buyer Broker Agreement that says I can terminate the brokerage relationship with 1 day’s written notice, but the contractual obligation continues unless both parties agree in writing. The agreement expires on Dec 31, 2026.

I emailed my broker terminating the brokerage relationship and requested a mutual release. There is no accepted offer or pending transaction.

If he ignores my email or refuses to provide/sign the release, can I use a different buyer’s agent to purchase a house he had nothing to do with? Could he still claim a commission?

Has anyone dealt with this situation in Maryland?

Is our buyer’s agent out of line

There was a great house we were interested in, which was listed at a low price. Our buyers agent warned us about a potential bidding war and said if we want to do this, we have to be committed to it and not change our mind. Here’s his exact wording: “THEN changing your mind is not something you should go into this thinking you can do. I lose all credibility with the other agents if you say you will do something and then you won't.”

Of course we wouldn’t go into something like this thinking we’ll change our mind, though if something happens that makes us change our mind, we also don’t owe it to him and his “reputation” to follow it through.

What do you think? Thank you in advance.

  1. He also told us with an offer deadline in two days, we can no longer do a pre-inspection. Why not? Plenty of pre-inspections are scheduled with only a day’s notice

  1. Guess I’ll add one more thing: he’s also been trying to get us to buy a house his team listed. Twice. And, when he broached it the second time, he actually forgot he already did it with me and gave a higher price than what he gave me the first time.

Buyers agent collected the mails after showing a house

We found a house on Zillow, the agent showed it to us a couple of times and we verbally agreed to extending an offer. On the way out she opened their mailbox, collected the mails and took them with her. Is this standard practice?

For context, The house had been a rental prior to being listed for sale, and it’s currently unoccupied.

Switch agent or not?

Have been working with a buyers agent.

Pros:

  1. We genuinely like each other as a person
  2. She did advised us against some houses such as houses near the highway etc.
  3. She’s got decades of experience.

Cons:

  1. Occasional lazy and often sloppy behaviors: misspelling my name in the agreement, sending us unfiltered listings
  2. Sort of brushed off some of our questions without detailed explanation: eg, “this house has been sitting for a while, would this affect resale?” “Nope” “Why” “it’s been a weird season”. Another eg, “why is this house getting into a bidding war but not that house?” - she gave a vague response that didn’t clarify anything.
  3. Under her guidance, we almost extended an offer to a house near a major water facility that’s undergoing a multi year rehab project. I discovered it last minute and pulled the plug. It was a rattling experience. I understand she probably didn’t know so it may not have been her fault, but didn’t feel good that we almost make a huge mistake with her by our side.

She sensed our dissatisfaction and sort of begged us to continue working with her. I feel bad. Should we continue using her? Am I being too picky?

Buyers agent didn’t warn us about nearby water facility

We were about to make an offer, when I discovered the water facility was about to start a multi-year rehab project. We pulled the plug last minute, and am now wondering whether this reflects poorly on our agent.

Is it within buyers agents responsibility?

Almost bought a house close to a water facility that’s about to go into a multi-year rehab. To what extent should it be the buyers agent’s job to inform us of: 1) the existence and nature of these giant facilities within sight, 2) the upcoming rehab project?
