Is anyone still holding physical gold or silver as an investment?

With all the talk about AI stocks and crypto lately it feels like the old school precious metals are totally forgotten. Are any of you still putting money into physical gold or silver? What's your reasoning for it in this market?

My agent is also the buyers agent is this normal

So we're selling our house. Our agent brought us an offer. We just found out that same agent is also representing the buyers. I thought this was a conflict of interest. Is this something that happens a lot? Do they just get double commission? It feels a little weird to me.

Is a land contract ever a good idea for a seller

My neighbor just asked me about selling my house to him on a land contract. He said he cant get a traditional mortgage right now. He offered me a good price like 10 percent over what I think it's worth. He also said he would put down a large down payment. Like 30 percent.

I own my house outright so there's no mortgage on it right now. I was planning on selling it soon anyway. I also dont need the cash all at once. I actually like the idea of getting monthly payments over time. It feels like passive income.

I trust my neighbor. We have known each other for years. He always pays his bills and is super reliable. He just had some bad luck recently that hit his credit score.

Is this ever a good idea for the seller? What are the biggest risks? Should I consult a real estate lawyer even if it's my neighbor? I want to make sure I'm protected. Thanks for any advice.

Whats the most unusual place youve heard classical music playing?

I was at a gas station this morning. Just pumping gas minding my own business. And then I heard it. A full orchestral recording of Tchaikovsky's 1812 Overture. Not some elevator music version either. The real deal cannons and all. I just stood there for a few minutes completely bewildered. What's your weirdest classical music encounter?
