Door reverses when top panel rollers round bend

Hard to explain but when the door is almost closed the top panel seems to lift/push up and causes the motor to reverse. Door was replaced on 2023 but the motor is from 05. Is the motor just going out or is there a different issue?

Another DIY install

Installed a $450 prime day special Costway 12k btu 110V “Airritual” yesterday in the garage gym. The flares were terrible so I had to redo all of them. It wasn’t hard with my Doyle tool from harbor freight. It comes with a built in clutch so you can’t over tighten when flaring. (Left is the Doyle flare, right is the factory.

My brother in law has 2 waiting for me to install now too 🥲. (He’s a cabinet painter so we’re trading services).

This was my second install, and first time flaring. The first was a tosot with great factory flares.

Short line sets

I Often see mini splits with line sets less than the 10 foot minimum requirement. (Usually out a wall and straight down to the condensor, or on trailers.) Are these refrigerant adjusted or is it still okay?

Replace section or entire flat roof?

Location Phoenix, AZ & Selling soon & while replacing facia this plywood under my roof was worse than expected. Does the entire flat roof (350 sq feet) need to be redone to repair this wood or can the membrane be cut and patched? I’m not sure what material it is either. It was replaced presumably in 2012 with the shingles before I bought it. There also seems to be a layer of asphalt (roll?) under the top membrane on top of plywood

Bermuda grass from seed

Has anyone here planted their Bermuda lawn from seed? Im debating on planting it from seed or getting sod for a 1200 square foot lawn.

Bermuda From Seed or Go Sod?

I have a rental property in Phoenix AZ that I’m going to be listing for sale around August. The front yard has had winter rye from mid October-may ish. I’m looking to increase curb appeal before listing it and I’d like to get the front yard done. It’s 1200 sq feet. Is it hard to grow Bermuda in the summer heat from seed? I’d plant seed now within the next 2 weeks so it’s hopefully established by August. Or should I just go with sod? The dirt isn’t really ready for it as it’s pretty level with the sidewalk. I assume some dirt would need to be removed to bring in sod. What should I do?
