New house big garden, what tools?

Just bought a uk house and moving in nextg few weeks. Looking for recommendations for garden tools for the following :

  1. Trim this hedge. It's pretty tall and long don't know exact size but for entire plot is nearly 0.4 acre.

  2. One off cut down of a overgrown jungle at back garden going back maybe 6 meters and 11m wide. Don't know exactly what's there but I want to clear it to the ground and put maybe raised sleeper planters there and a greenhouse and summer house

  3. Grass areas iam getting a robot mower but there are some trees and other foliage etc

I like idea of either multi tool or seperate tools but use same battery. I don't want petrol.

  1. What to grow in planters, iam thinking herb garden? Anything else

  2. What soil to replace it with, mixture etc

  3. Just leave the sleepers and jet wash or shall I clad it etc

Front Door replacement for upvc door

Looking to replace upvc front door. Ive got a quote for composite solidor with nuki smart lock for £2200 supply and fit. Thoughts on this and any other companies to consider? I do like the door to be heavy and the smart lock features certainly is appealing.

Renovation costs 4 bed detached house surrey

In the process of buying a 1930s detached house. The house needs the following work just wondered what costs I should be budgeting? Wife is architect so she can do the drawings and paperwork with council etc

I've put some finger in the air estimates let me know if iam completely out of touch (I did a side return and loft conversion and full gut out 14 years ago on previous house in London)

  1. Knock a couple load bearing internal walls down in kitchen to make it open plan with a dining room £10k under

  2. New kitchen fit out with island with electrics. Howdens kitchen with quartz worktop etc £40k under

  3. House rewire, not intending to add more points just replace existing apart from the kitchen room £7k

  4. Build new en suite from a big bedroom which is next door to the bathroom £10k under

  5. Refurb small bathroom keep existing layout £5k

  6. Front driveway currently tarmac, replace with new tarmac or resin with block paving border? £10k

  7. Currently has cold water tank in loft, decomm and replace with megaflo system £?

  8. Patio at back is crazy paving, I guess this needs to come out and replace with porcelain large format tiles etc £10k under

  9. Front door any recommendations? - £2k

  10. New carpet upstairs £4k

  11. Future - new roof £25k

Restrictive covenant new house purchase

In process buying a property which has a 100 year old restrictive covenant stating I need to get an approval from a particular person (obv now deceased) in order to build an extension on the house.

Solicitor told me unlikely to find who to get the approval from now so buy indemnity insurance at the time of the extension.

I also paid for the title register for the immediate neighbour who has a very similar covenant not exact same wording but also requires an approval to build. They have built an extension about 5 years ago. The other neighbour has also had planning permission to build an extension a few years ago but I can't see if he's built and I didn't pay for his title to check the covenant is there.

Anyone have experience of indemnity insurance and wht was the cost?

I've emailed the land registry to try and dig who has the benefit of this covenant I await their response.

Areas to consider in Surrey detached house £1m budget

Hi, looking it move form sw London to Surrey. £1m for detached period house ideally close to a station for train links into London however won't be doing this daily.

Any recommendations?

No requirements for schools.

My current search, Weybridge and Cobham nice but expensive can't seem to get alot a house for that money, Guildford not been there as not alot available same as Reigate, Epsom and Banstead is nice. Didn't like West Byfleet for some reason. Seriously looking at Dorking now.
