1031 Exchange of its an LLC

Hi, I was on another sub Reddit about real estate investing, and I told someone that was seeking advice about putting a property in an LLC; that if the property was held in an LLC and your tax return listed it as a partnership, you could not do a 1031 exchange when you sold it.
I advised them to talk to a tax professional, as well as an attorney.
Someone replied to me “WRONG”. Just one word.
I don’t think I am , but am I?
(This is assuming that the person didn’t say I was wrong to recommend consulting an attorney and a tax professional. But you never know.)

Just saw this humongous monarch guy in the enclosure

I didn’t think there was anything left in here. There’s three chrysalis, and I had six that I released….
And I just saw this guy .
It all started with just one caterpillar on a potted milkweed, and I put a tomato cage on top of it and built-in enclosure . I guess if there’s one there’s going to be more, it just takes a while to see them.
Lesson learned I’m not gonna get anxious about this other enclosure that I have where I only saw eggs (and now I’m not seeing anything) .

Sago advice needed please

I’ve had these three Sago palms for about 16 years. Two females and one male. They are in the ground and soil is clay . One of them has turned yellow.
It has a small one sprouting out of the bottom. I bought some special Sago palm fertilizer, which doesn’t seem to have helped. The seeds in the center don’t look right. Shouldn’t they be orange?
Should I do anything? Is there a reason that it’s so yellow?
(All my plants are on timed emitters.
I haven’t moved the emitter or changed the timing for years. Ground is moist, but not really damp and mushy.)
