”Flag on Exterior“ added to the list as well.

we hold these truths to be self-evident that this HOA is led by the tyranny our country declared its independence from 250 years ago.

YES, that is a copy of the Declaration of Independence in the window 🇺🇸

~~~~~~~~~🇺🇸🇺🇸🇺🇸🇺🇸🇺🇸~~~~~~~~~~
The following items have been observed:
  • A flag displayed on the exterior of the property
  • Decorative items and objects placed outside of the fenced area, including potted plants and yard ornaments
  • Seasonal decorations and lighting affixed to the exterior of the garage
  • Window displays and other exterior-facing decorative items visible from the common
Violations
These items constitute violations of the Declaration, specifically:
  • Article VIll (Architectural Control) - No building, fence, sign, wall, landscaping, statuary or other structure or improvement of any kind may be erected, installed, or maintained without prior written approval of the Board or Architectural Control Committee.
  • Article X, Section 7 (Nuisances) - No obnoxious or offensive activity shall be carried on upon the Property, nor shall anything be done which may be or may become a nuisance or annoyance to the neighborhood.
  • Article X, Section 10 (Signs) - No signs or other advertising devices shall be erected upon or displayed without the prior written consent of the Association.
Under the First-Time Homebuyer Savings Act of 2026:
  • Individuals who qualify as first-time homebuyers under the current tax code could create a First-Time Homebuyer Savings Account
  • These individuals can contribute up to $10,000 annually in pre-tax funds to the account
  • Funds in the accounts can be invested and grow tax-free
  • Funds can be withdrawn tax-free when used for qualified homebuying expenses, including expenses associated with purchasing their first principal residence, building their first principal residence, and early homeownership expenses in the first three years of homeownership
  • Three years after their home is acquired, the account is terminated and remaining funds in the account can be rolled over into an individual retirement account (IRA) or taken by the individual as a distribution
  • Eligibility criteria would restrict individuals whose adjusted gross income is over $200,000 (or $400,000 for joint filers) from taking advantage of these accounts, ensuring the relief is targeted toward working-class Americans, and not the wealthy.
comparing rates … but also closing costs.
why such a difference?
edit: A will likely transfer the loan while B will retain servicing
edit: VA IRRRL
For a VA loan to be “seasoned” requirement is 210days, but some lenders are using 215 days which pushes closing to July 4th holiday.
too early to lock rate?
what is reasonable expectation of timeline to lock rate and then to close?
Loan Mod date of December 1, 2025
