“Just a quick heads up its not up for debate please make sure if you used fireworks clean up behind yourself. The A.l. car will use logic and based on where the trash is it will assign violations based on what it thinks. These violations are $500 per home neither I or the board control the car or its A.l. features so please tell your neighbors to clean up the streets in front of their home if they used any. By the way im not and did not go out”

I’m pretty sure using AI bot to assign $500 fines for trash in front of a house odd. I mean unless it’s obvious but AI messes up all the time. My family didn’t shoot any fireworks yesterday since a lot of us worked or went out for the 4th so it really doesn’t apply to us. I agree with the post overall that you definitely shouldn’t be leaving trash around but that’s a hefty fine to let AI do the job for you. Maybe I’m crazy or misunderstanding.

I'm done with my HOA. They charged me for having guests

We just had a leadership change in our HOA, and since then, living in this neighborhood has been an absolute circus. Every other week, there’s some warning, notice, or fine taped to our doors

At first, it was annoying but somewhat understandable like no ugly sheds visible from the street, keep front yards clean. Fine. I get wanting the neighborhood to look nice

Then they decided some of the older trees were ruining the aesthetic and had them removed. Now the whole street feels like a frying pan half the year because there’s barely any shade left

Then it all went downhill from there. Now we have new regulations such as no outdoor wandering for cats and no barking for dogs. It is even worse than that since children cannot play in their front yards. The neighbors have received warning letters because of drawing with chalk on sidewalks

The rule that finally broke me? If your guests park in front of your house and even on the street for more than an hour, there’s a $20 fee. An actual fee. For having visitors.

At this point, it feels less like a neighborhood and more like a suburban dictatorship run by people with too much free time.

I’m done. We listed the property for sale, but the second buyers hear strict HOA, they mentally check out. It doesn’t help that the HOA staff is always outside making scenes with residents over random violations

For a few weeks now, I've been letting a neighbor on my street use my driveway because our HOA is on a power kick. Last night he brought me two beers after Mexico won. I'm Mexican. 🥹

To stay on track of the sub:

Our HOA sucks and have only gotten worse in these last couple years. We got a letter for grass growing in between the cracks on the sidewalk. My 81 year old neighbor got a letter because of her outdoor chair/stool she sits in to garden was on was too visible, even though it was on the SIDE OF HER HOUSE by her water hose. I live next her and never noticed it.

Now back to follow-up on the caption:

My neighbors kids live with him and so does his wife's mom, they all have cars but one of their cars can't fully fit in their driveway, they've been given several fines because the trunk sticks out into the street. They're behind on their fines and have recently been threatened with a foreclosure and that's when he reached out to me. We've only ever spoken to each other maybe 10 times in the eight years I've been here and most of those interactions were because of my Halloween decorations. Anyways, I have no problem with them using my driveway for two reasons 1. I'm a renter which is technically illegal in this neighborhood 2. I hate HOA.

My Mom almost gave her info to a scammer. But the terrible things the HOA did saved her

I came to visit my mom three days ago. She’s 64, retired, living alone, and spends half her time arguing with the HOA all the time and call them scammers for what they do. And yeah, they act like scammers…

Then her phone rang. Unknown number…

She answered, and I overheard her say “hello?” Then her face went pale. The woman on the other end introduced herself as a police officer investigating a crime. She told my mom she was a suspect in a serious case and needed to answer questions about a credit card at a bank where my mom doesn’t even have an account. Otherwise it’s gonna be an arrest with all the accounts frozen. You probably heard all those scary scripts those scammers have

I was about to grab the phone, but then my mom started complaining about the HOA. She went on a tangent about how they’re the real scammers and the police should chase them instead. I almost laughed and because she really does hate them and complains about them constantly

But then she started believing the caller. I whispered that they are scammers and she should hang up

She looked at me confused, then back at the phone. Then she flipped. She started grilling them with questions and even dared them to come arrest her and block her account at that bank. They hung up fast

Funny, right? But later I couldn’t sleep. What if I hadn’t been there? Would she have given them information? Sent money?

A friend told me she uses Unscammed and even taught her parents how to use it for suspicious calls. I’m thinking I need something like that for my mom

What do you all do to protect your older parents from this stuff? I can’t be there every time her phone rings. I just want to make sure she’s safe and without hovering over her shoulder 24/7

HOA Contacting Police Because They Have No Authority

In the summer I bring my boat home from storage and park my truck and boat along the side of my house. It's always hitched to my truck and I use it frequently. The boat is parked on a 2 lane public street with wide shoulders, curbs, and sidewalks on both sides. My house is a few blocks into the neighborhood and sits on a corner. From the intersection corner to the end of my back yard is about 100 feet of curb along the side of my front yard, my house, and my back yard. The other side of the street has nothing but trees. Before I moved in I carefully read the CC&Rs and verified there were no rules against street parking as I fully intended to use this as parking. There actually used to be a CC&R but it was removed by amendment a few years after the original CC&Rs. Mind you, there are literally dozens of cars parked on the street all over the neighborhood.

Anyway, as you can imagine, someone complained to the HOA. By that I mean the president of the HOA contacted the property management company and had them send me a warning letter for violating the rules. The rule cited states boats and rvs and such can't be parked on a lot for more than 24 hours without being behind a fence. I politely replied it's not on the lot, it's on a public street. They would send multiple warnings but in the end they always went nowhere because I was right. They tried pleading with me about how I should know moving into a neighborhood with an HOA meant I would have to follow rules. I pointed out that there were no rules I was breaking, and if people parking boats on the street meant so much to them they should have looked at the rules before moving into the HOA. That kind of thing.

About 3 years ago they decided to start contacting the police about it because there's a city law about parking for longer than 72 hours. Code enforcement came out and we had a chat. They literally do not care because it's my own house I'm in front of, my own yard I'm next to, no one is on the other side that would have to look at it, I'm nowhere near any other driveways, it's not impeding traffic, etc but said they still needed to do their job and let me know it's technically violating the law. At this point we know each other so well they just text me and say they got a complaint. I tell them I moved it (I didn't and they know that) and they say ok thanks and go on about their day.

I recently finally did a public records request so I could see what was being reported and how often. This is one of the records I got back. I can only assume this is the HOA president, and it's hilarious to me he admits they can do nothing and knows the police do nothing.

Just thought you might enjoy seeing the HOA president have a fit over something that is bothering no one but him.

I built a dumb game that lets you simulate dragging your HOA to court

so i got tired of reading about power-tripping HOA presidents and decided to build a text-based game called CAT Tribunal (it's a parody of the real condo dispute tribunal in canada).

basically, you type in whatever stupid fine or dispute you have with your HOA, and three different AI characters—a negotiator, a mediator, and a very cold adjudicator—deliberate and issue a final binding decree.

[GA][ALL] SB 406 Section 7 Effective Today covering Notice to Pay, Itemization, & Judicial Review

TODAY IS DAY ONE. As of July 1, 2026, the first protections under SB 406 (O.C.G.A. § 43-17A), Georgia's Property Owners' Bill of Rights Act, are now in effect.

For qualifying legal actions filed on or after today, an HOA cannot collect or be awarded attorney's fees from a homeowner unless it first:

1️⃣ Sends written notice by certified mail or statutory overnight delivery identifying the outstanding fines or delinquent assessments.

2️⃣ Gives the homeowner 30 days after receiving that notice to pay.

3️⃣ Provides an itemized list of the attorney's fees being claimed.

4️⃣ Has a judge review those attorney's fees for reasonableness before awarding them.

For years, many homeowners have faced attorney's fees with little notice, no itemization, and limited judicial oversight. Beginning today, that changes for qualifying legal actions filed on or after July 1, 2026.

And this is only the beginning.

On January 1, 2027, the remainder of SB 406 takes effect, including:

• HOA registration

• Expanded access to association records

• The state complaint process

• Payment priority & acceleration rules

• Higher foreclosure thresholds

• Additional homeowner protections

This law was years in the making. Now it's time for Georgia homeowners to know their rights and use them.

HOAs—we can do without them. My older son’s fiancé’s family lives in Winchester, fairly new community. They are renting. Their neighbor, an elderly couple, constantly complain about them, even though they are not violating any rules. I believe that the people complaining are harassing them. They’re on a power trip. And yes, they’re on the HOA board. There are people like that in every HOA community. They just can’t mind their own business. Elderly couples should just move to senior communities, then they’ll have the perfect place to live.

Are the papers I signed legal in my FL HOA?

To make a long story short, I found out the Masters Association my association is in is likely run by a bunch of crooks who took over the master association HOA and did a complete overhaul of the covenants giving themselves a tremendous amount of protection and making only them members of the association (only the heads of each of the 5 villages is a member).

The head of my village hoa has appointed himself for the last 25 years to be the member of the Master's Association who sits on the board. As soon as he got on the Master's Association almost 20 years ago, he: 1) led the rewriting of all the covenants so we would have no idea of what the Master's Association board because only were members and they voted behind closed doors, signed a loan that the resident's dues were a security for, and opened up an LLC that I am guessing he is paying himself with. Additionally another woman on the board opened up 2-3 HOA inc with names very similar to ours, again with the registered agent who was behind all of this. I found out this woman has a federal summary against her for opening up fake companies for (I think) money laundering.

I moved here only 4 years ago. When we moved, we were told we had to be part of the HOA by a lawyer (it was FL and COVID, there were no choices). We signed papers saying we would be part of the association. I recently realized my village association never did a revitalization in time and it does not look like they filed a preservation. I'm guessing that I only signed paperwork for the village because I couldn't technically be a member of the Master Association.

Does anyone know if I can say the contract I signed is null and void because the covenants had expired? Could I permanently get away from the Master Association HOA which I am afraid may have cost the Master's Association to be in deep debt? Our village is the only one (out of 5) that looks like never had a proper revitalization.

If you know of a really competent FL HOA attorney, please let me know.

HOA fees in trailer parks in my area are triple the mortgage.

Venting because house buying is a mess anyway but now I’m getting priced out of trailer parks, or should I say “manufactured neighborhoods”, as the HOA fees in most are three times what the mortgage is. None of them have pools, community centers, street lighting, sidewalks, communal mailboxes, and more than half don’t even have gravel or paved roads. It’s already nuts they’re selling a 1992 single wide with half the roof missing for $100k on less than 1/4acre but then to have a $1000 a month HOA fees for “community maintenance”???? It’s a dirt road with a sign up front and ten single wides or trailers falling into the clay soil. One of them had a really nice sign that advertised “newly painted community entrance” with the first house behind it literally collapsed in still from Helene. Not that a grand is ever worth it but come on, it’s a trailer park not a luxury neighborhood. Does the fee come with built in security for when Debra’s meth lab blows up next door?
Also I’m not talking about the lot lease, that’s a separate charge. My friend said they’re trying to keep them vacant so they’ll be allowed to tear them all down and sell the land but idk if that’s gonna happen. People just seem to buy them with twelve other people. Idk thanks for letting me rant because what the hell.

HOA Charging for ARC Requests

For context, I live in a well established 750 single family home HOA.

A couple months ago I submitted an ARC mod request, which was ultimately denied. I just received a $25 invoice from First Service, our management company. I don’t recall seeing anything about this change come through, but that’s not unusual for my HOA. We have a lot of changes that never see the light of day until they do.

It’s absolutely bonkers to me that they’re hitting us with fees for performing a core function of the HOA. Additionally, the ARC mod committee is a small group of volunteers in the community so I’m unsure what justification they even have for assessing a fee (outside of the already paid dues for, you know, management).

Has active else dealt with this dead ass stupid absurdity? There’s a board meeting next week and I’m going to be my usual charming self.
