Flipping an inheritance

My aunt left me her house it's not run down or anything it's been well kept it's just a little outdated, I'm not sure if this is even considered flipping but things I'm considering are adding a bathroom so it will be two full baths instead of one and a half baths and moving the washer and dryer upstairs instead of in the basement garage I'm also considering redoing the kitchen cabinets and adding a dish washer and redoing the bathroom vanity is any of this worth doing to add more value to the house

How do I do a dissolve/mix from one clip to the next?

https://www.youtube.com/watch?v=KCRfRaS0Ruk&list=PLWolDk6K-B9iwuzbtezmhpo4ovq6LDFnX

I found this video and I got it to work once, but I don't know what I did, he says in the video to just click on the white box between the videos but overlay and then it immediately goes right to the effects menu skipping a step, when I click overlay it wants to add another clip and when I click effects overlay isn't an option at the top when you scroll through the effects, when I got it to work overlay was an option at the top as one of the effects options, but I don't know how I got it to show up at the top

I'm using the app on Iphone and I have pro

I've tried Ample sounds Martin acoustic plugin but it only tunes down so far and there's no real alternate tunings I'm considering the orange tree plugin, does anybody know how I can achieve this effect an actual guitar
