Rent Stabilized - UES $3007

Hi, I have an off market opportunity for a rent stabilized unit on a prime block on the UES - E 83rd. It's an oversized studio with high ceilings and tucked away kitchen, good closet space and renovated bathroom. My favorite feature is that it shares a private landscaped garden with 3 other units only, great community. Building is well maintained, and great location that can't be beat. This one will go fast!

Mamdani's "Rental Ripoff Report"

Finding it very interesting with the latest media storm around Mamdani's alleged pro-tenant campaign. First off, the FARE Act was the worst decision ever, tenants are now scrambling to find apartments, those that are listed online are usually very low quality where the landlord really, really needs to hire a broker for help and/or extremely overpriced. There's a complete shadow market happening where you have to know the right people.

Why did this happen? Because the city never proposed a fair model, it was draconian and during the rulings, the city council could be seen scrolling on their phones, tiktok *Osse*, rather than hearing the other side. It was so easy to paint brokers as villains and everyone ate it up.

Now Mamdani's cashing in on the action, because nothing wins more votes than a rent freeze (BTW, in practice many rent stabilized units do not go to low income families, they go to high earners who are gaming the system and still complain about high rents, but don't want to buy and invest in the economy, also why Mamdani won, he won the majority vote among non-New Yorkers aged 18-30). Also, if you're buying this bs from him, it's just non-sense media headlines to win votes, take it from someone in the industry witnessing this first hand. Challenge goes likes this, next time the vote roll comes up, pretend you're looking for an apartment, try to secure one in your budget and see how that goes.

I'd like to propose this topic as we are in a heated moment in NYC Real Estate post-Fare. I understand that people are so burned by rental costs, but I'd like to propose the question, are brokers knowledgeable? Is there a value in an individual who devotes their career to studying a very unpredictable market? Would love your thoughts.

Edit to orignal post: Is there a world where tenant and broker can ally? And how we can proceed on those terms?
