Rental property financial model advice

I recently started a property management company, and as I learn the business, I am having to create IRR, ROI, cashflow, etc models. I've searched online for templates, and even asked Claude and ChatGPT for guidance on which models work best. These ROI models are for new clients that want to get an idea of their potential ROI. However, I am having trouble deciding how much information I should add to the models. I don't wan it to be too complicated where the client (or me) can't make sense of the model or too simple that it misses some important information.

For context, I am following the management model of Companies like Bungalow and June Homes. They're all inclusive group houses for young professionals in major cities. I've been able to manage what I have so far pretty well, but my portfolio has exploded over the last few weeks, so I need to have a template that can easily be used for new clients

Using songs to manifest

In the past, and I never realized this until recently, I was influenced by specific songs and I manifested many things, even people and success I wasn’t looking for.

One song in particular 712 PM by Future gave me so much life and inner worth that it lifted me up from ANY feeling I was in. Then a second song IM DAT N**** by Future was the song I listened to right after, which also did the same.

The lyrics are crude, condescending and disrespectful. I’m not sure people will like it, but that level of egotism created a deep arrogance in me that everyone bowed down, and I mean everyone, before me. I received unrestricted access to bars, concerts, restaurants, women appeared in my life who would do anything to be with me to the point of making excuses to enter my apartment and clean my apartment and cook for me so when I got home, I had hot food ready (steak and sex). This is not a joke, it happened on multiple occasions with different women.

However, I replicated the attitude of the songs in everything I did. The same way I was arrogantly able to get everything I wanted, I condescended and belittled those who wanted to be with me, and they started to leave because of how much I was making them feel.

I’m not saying those two songs will tap into a part of you and Inspire you, but it has worked for me. I just don’t use those songs anymore. As I’ve gotten older, my personality and perspective has shifted and I do not completely relate to those songs. Yes, there are moments when I feel the arrogance but I keep it in check.

The songs also have an instrumental version that, for me, work just as well.

Does giving up mean you never desired it?

What happens when you reach a point where it no longer matters. It’s been too long and at this point, even if you did get it, you don’t want it.

To set yourself free of it all, despite once crying so deeply about the loss that now, it just isn’t worth it having it or wanting it. In fact, the idea of it coming back just makes you feel indifferent, almost annoyed in a sense, or sick. Like “I don’t want you. Too little too late”

Because setting yourself free of the desire seems more like releasing the shackles on your neck and feel a sense of alleviation from that’s persisting. Because being you feels so much better and enjoyable that nothing matters except you.

And despite feeling a sense of slight pain by letting go of the desire, it’s better to feel that pain now than to not be yourself ever again.

Was it all for nothing? Was the desire ever real? Was the love, the aspiration, or yearning ever real?

Is there regret after letting go and moving on? Because time is valuable, even if time doesn’t exist. Every present moment is just too precious to persist.

Can anyone shine some light?

I’m looking for a Reddit where I can ask about improving my communication skills when it comes to writing and expressing myself.

When I speak or write, I am very long winded and the point I was trying to make gets lost in a soup of words. I want to be more concise, and an effective communicator and writer.

Laptop battery life and charging

I recently watched a video explaining the benefit of leaving your laptop connected to the charger because it reduces the battery usage and cycle. I have my charger connected right now with 100% charge and the battery icon says "Power Source: Power Adapter" which seems to confirm what the video said. I was wondering if anyone else knew this and if so, have you seen any changes with your laptop battery life (with other laptops, macs, etc.).

Email of resume and rec confirmation and what to expect

An S. Partner submitted wrote a letter of rec and submitted my resume. One month later I received a receipt confirmation of the rec letter and my resume.

  1. I know they confirmation email is not a guarantee of an interview but I am happy and hopeful about it

  2. The SP and I scheduled a call to chat but he had to reschedule but did not give an a date. A few days later I reached out and asked for an availability to reschedule, but I have not heard back.

Did I screw up by reaching out?
