Why I think the location is interesting
Approximate travel times:
HSR Layout: ~20 mins
Electronic City: ~20 mins
Sarjapur Road: ~15 mins

There is significant development happening around the area, and some of the surrounding roads/infrastructure are still under construction. The thesis is that improved connectivity over the next couple of years could have a positive impact on property values.

The investment thesis is fairly straightforward:
₹85L entry → immediate rental income → potential rent revision toward ₹31K+ → hold for ~2 years → potential appreciation from infrastructure and surrounding development.

The owner is currently not based in Bangalore and would prefer to complete the transaction in a single visit, assuming the buyer’s due diligence and documentation are in order.

So I’m specifically looking for a serious buyer who has the finances in place, is comfortable with the asking price, and can move forward within a reasonable timeline
