I had a viewing today and when i got in the room I had hard time breathing but like not much but a little bit.

And i saw the windows like this, and also last picture the kitchen, so is this mold ? And if so does it mean that it will always be this way ? Because the apartment has big windows and direct sun gets in.. but really you know when u are in a room and could not breath.. that what i felt.

Should I sign an apartment contract with a Staffelmiete (automatic rent increase)?

Current warm rent: €990

Immediate increase: They want to raise the rent by €80 right off the bat before I move in.

Staffelmiete clause: The contract forces an automatic fixed rent increase every year on April 1st (e.g., the base rent goes up by over €41 after the first 12 months).

Should I be worried about this ? Aparment contract smth in it

I just read the contract and this is what is written about the mold “ Due to the high groundwater level in the area surrounding the rented property and numerous major construction sites in the city, the dampness of basements/cellar floors (Kellergeschossen) in Berlin represents the usual condition and is not a defect. Therefore, no valuable or moisture-sensitive items should be stored in the basement.”

The apartment in 3rd floor.

Urgent !! help me figure if an appointment has these issues.

I have to decide quickly on an apartment but I am not sure about two things

- sound isolation.

- mold problems.

I had a viewing couple of weeks ago, the apartment is great only two concerns that i mentioned, the tenant said they are no problems… but I don’t want to take their words because they could just say that to their favour.

I asked today for another viewing in the evening, please give me all the tips and tricks to figure it out… I am even thinking of nocking on the neighbour and ask if they have any sound isolation problems..she is an old german lady.

Why am I suspected these two problems?

The building is altbau build between 1890 and 1905, and the apartment is a studio apartment, so most likely a big apartment was divided, and in first viewing I knocked on wall between the two apartments and the wall felt hollow or empty, but when i was there for like 10 mins never heard any thing from any sides.

Other thing that I suspected is mold, not sure about that, but when i got in there was a smell, not bad but there is a smell that a bit strong, but can be the wood smell.. the apartment gets direct sun in the morning.

These two things are deal breaker for me, so I really have to make sure.

Please give tips and tricks for the viewing to figure if these two problems exist.

Why the audio sounds off? First time using hollyland

I shot this with iPhone 17 and hollyland mark 2

The sittings were : noice cancellation on and volume on 2. .. no sound editing

The sound off, I do not know how to describe it.. please help me find the words.

I would say boxy or hollow, do you think the room might be a reason?

I dont think its noice cancellation becouse it still picking up other sounds.

The audio sound I do not know .. boxy ? I dont know how to explain it.

  1. The two costumers are not wearing any mics, and bcs it was so loud my best option in capcut was applying “isolate voice”.

  2. The guy the cap wearing a mic, noice cancellation is on and volume is on. In editing i changed nothing.
    His voice sound off like boxy or something like that..
