Civic Maintenance at 135K Miles

2016 Civic EX-L, 1.5L turbo. 130,000 miles.

What maintenance am I missing? I've already done the coolant and transmission fluid change, spark plugs, brake rotors and pads, engine oil and filter, engine air and cabin air filter, PCV valve, brake fluid change - any other maintenance item I'm missing? Car has been running great so far, no issues. Would like to keep it that way.

Common Trip/2-Pole CB

W5, W6 and W7, W8 are 2-pole circuit breakers but with the ties REMOVED, as you can see it says ”Common Trip” and they are attached together. I’m upgrading these old Cutler Hammer with Eatons.

Can I replace the 2-pole, with no tie with a single pole 20 amp circuit breaker each for those 4?

[Landlord US-TX] Attorney or Online Drafted Lease Agreement

I am planning to rent out a secondary bedroom to a friend at my primary residence. I've used ezLandlordForms and I believe it's very comprehensive and includes the necessary TX disclosures. It's about 30 pages long. Is there any advantage to using an attorney to draft an agreement? They charge about $750-1500 just to do so but ezLandlordForm was a great $50. And again, I think it's very specific and covers a lot of detail.

Also, being a first time landlord, how do you guys keep track of expenses and things for Schedule E? Do you recommend a software or just use an excel sheet to track things.

French Drain

I can’t find a single consensus on how far a French drain should be from a slab foundation. Some sources say you can have it right against the slab, others say you need several feet away so it doesn’t undermine the foundation. I could use some guidance or at least a good resource.

HVAC temperature rising

is everyone’s AC keeping up or is mine screwed? this is a complete system replacement and it’s been fine in early spring but today it’s so hot and not sure if it’s normal to see it keep climbing

Gravel around Foundation

An inspector, structural engineer, and siding company advised I have at least 4-6 inches of foundation exposure since the dirt is right up against the siding and conducive to termites and string trimmer damage as seen in the picture. I was thinking, since I’m digging 6 inch wide, 10 inch deep, around the perimeter of the house to put down termite solution (Taurus), can I just backfill it with weed barrier and 6 inches of gravel instead of soil? Seems lower maintenance and keeps termite conducive conditions away from house?

Rooms have different temperatures

Any suggestions on addressing the imbalances in temperature throughout the house? The thermostat is inaccurate so you can ignore that. There is only one return above the thermostat so it reads inaccurately. This is a single story 1400 sq ft home built in 1998. This is with all the doors in the house open so air is flowing freely. Doors are not closed.

I bought a house, my friend will be a roommate and he’s splitting the mortgage. Do I need to report the income on my tax return?

I also put a 20% downpayment if that matters.

edit to clarify: I bought it. They’re paying me a portion (rent) for a room. Basically renting a room out to a childhood friend. Their name is not on any part of the house or mortgage. It'd be an owner-occupied house, I'd live there, too as primary residence.

Old Dryer Outlet

Lord have mercy. I suspect this is an old 240v dryer outlet that was converted into a poorly installed 15 amp receptacle with the red wire and ground discontinued? The wires on the hot and neutral and how it was so poorly installed, with no ground connected…I have no words. Such low effort and quality, it’s insane. How can I fix this outlet to make it safe? Change out the circuit breaker to a lower amp? Change the receptacle to a 20 amp? Let me know your recommendations.

Can I replace the old Challenger 15 amp tandem CB with the Eaton BD 2-15? Not sure if it’s cross compatible. I’ll switch out the Siemens one too, previous homeowner installed a 20 amp tandem CB on a 14/2 romex.

This is a receptacle on the ceiling next to the garage opener where it plugs in. These tiny cables are spliced into the back of the opener. How do I go about remedying this the proper way? Are these cables for the sensors that detect if an object is in the garage door’s path? Or is it the one that powers the button on the wall to open the garage.

Side note, I’m so tired of fixing the previous owner’s janky bull wire electrical jobs. Everything was backstabbed, loose, illegal, fire risk, and I’ve replaced nearly all the receptacles and added grounds (with pigtails!) and AFCI GFCI protection for both receptacles and switches, slowly working my way through. Using wrong CB and brand (20 amp on 14/2 romex, wtf?!) Ughhh just needed to vent.

I have a dishwasher and garbage disposal each on their own circuit breaker, but tied.

Both 20 amp CB.

The wiring is 12/2 romex.

The light switches (15 amp), one for each device, control a split receptacle (also 15 amp). This is an older house built in the 90s.

They're not GFCI protected so I was going to replace the tied circuit breakers with a GFCI CB. But I had 2 questions about the light switches that control the split receptacles.

Do I need a 20 amp light switch since it's controlling the receptacle?

Do I also update the receptacle to a 20 amp?

Found this in a receptacle box as I’m replacing outlets. It fell out onto the floor and it’s on an exterior wall. What’s this dirt looking thing? Is it ant frass or termite? Houston based.
