Management company eating up every penny of profit

Long story short I just started my first rental and have a management group. 11% per month.

It’s been great as far as no headaches, found some good tenants. I don’t like close to the location of this rental to do it myself.

Then shit gets interesting. Every month I get my statement, rent and THEN comes the deductions. ALWAYS maintenance fees, zero itemized receipts, pictures, nope $650. Dryer doesn’t dry a load of towels? It’s a fairly new dryer. Washing machine always leaking? Every month! Skunk under the deck last month? But they own dogs? I’m charged! No pre authorization, no receipts.

So now how in the fricken world, besides dumping this company does one solve this as the owner of the house. Issue I had is it’s a 1 bathroom home and other companies didn’t want to take on the task…. Told me it would be hard to rent as it’s renting….

Sorry for this, just really need input on how to show the management company I know what you’re up to so this is how I’m going to run things moving forward.

Rivers with smallmouth Morris County area

Just moved to the area. Looking for rivers or spots for smallmouth potential with the temps.

I stopped by Stillwater Township, a brook up that way. Didn’t see a thing. Very small water.

Tried the Musc below I80, Stephen’s state park. Didn’t look like much in there or at least the spots I tried throwing some spinners in there with an open face without anything moving.

I live more towards the black river. Havnt taken a ride there yet.

I haven’t fished smallies on a fly rod yet, have some woolly buggers and that’s really it. No poppers. Leaches.

Was curious what other spots I could maybe try that have some sort of life….

PS- coming from Colorado, and MA/VT from fishing the Eagle to local bass ponds with zero pressure 😂 BUT I certainly would love to catch an ole paper mouth with a fly rod.

New Foil shaver for bald head! Andis finally died (my fault)

What else is out there for new foil shavers? Been doing some research and it seems the Braun Series 9 is the answer… but it’s at a price tag above $300.

Andis I’ve had very good luck with as far as the unit goes. I believe I’ve had mine for 3 years. And I broke it.

Any other ones? Andis never caused any irritation.

Also are you folks using any powders when shaving with a foil? I’m just going dry.

Road trip CO-NJ. Stops along the way!

Planning a trip from CO to NJ mid July. It will be about 5-7 days depending on stops. I am from the east coast, so I know the Catskills.

Curious what route I should take that would include fly fishing stops. I can go more north towards Chicago, go across PA. Never fished PA.

Other option is a bit more south, go through Tennessee and come up 91 along the shore.

Flexible, but I can’t go real far like Montana out of the way, just with gas prices and things I will be hauling.

Let me know some little gems along the route! Wisconsin, PA, Smokey Mountains, or more time in PA out towards Pittsburgh area.
