Since when is a plumbing plan needed for a septic permit?

When I built my house they (designer) just wanted to know the number of bedrooms.

Now I'm adding a one bathroom guest house with its own septic, using the same company for the design, and now they are asking for a plumbing plan?

Who do I even go to to get a plumbing plan and why is this even needed?

What is the plan when there is an outage during a freeze?

Looking at recent install pictures it appears base is using the growatt apx batteries which is a lifepo4 chemistry.

You cannot charge lifepo4 when temperature is below freezing but you can discharge.

So let's say we have another ice emergency and base sells the battery to help the grid, how will they then recharge the batteries back?

I looked at the specs of the battery and couldn't find anything saying it's heated.

update: appears the batteries do have built in heaters.

Efficient idea? or a big mistake?

looking to build a very space efficient house. the L shaped kitchen has a dead corner. My idea is to put a short 28 gallon water heater there, accessible from the stair hallway, that way Im using the dead space instead of letting it be unused square footage. An added benefit is it would deliver hot water to the bathroom and kitchen extremely quickly.

Is this a good idea or a bad idea?

Im thinking about things like where the disconnect would go, if there is a need in the future for an expansion tank, servicing, etc.

thanks

Midea mini splits will not HEAT when outside temp >90f

Is this to protect the unit somehow?

I've noticed that when the outside temp is hotter than 90f and you try to call for heat, the unit will not react, even if indoor temp is 70 and I'm trying to set it to 86f.

Does anyone know why?

Beams for a cabin- irc?

I'm having a brain fart I guess. I'm trying to find a span table for the beams that will hold up a pier and beam cabin but I cannot seem to find the tables anywhere.

I see tables for floor beams , but those are only holding up the floor, not walls and roof.

Any help is appreciated.

Air sealing is not why your heat pump doesn't work.

This is an unpopular opinion -downvote away.

Not only is air sealing not the reason your heat pump doesn't work, it can also jeopardize your health! Massively.

  1. How much does air sealing cost you? This one is easy to answer. I modelled this for my house 3200sf in DFW (2500 hdd65) using beopt.

The difference between a passiv haus level air seal of 0.6 ach, and an extremely leaky house of 10 ach, was about 1000 kwh a year, or $120 a year in additional cost. The cost will be higher in colder climates but even in Chicago it was only about 1600 kWh a year.

  1. Air sealing will kill you! As someone who lives in a very air tight house of 1.48 ach50 I can tell you that if you seal your house and then don't ventilate mechanically it will impact your health tremendously. Before ventilation we were always fatigued, sick, and our work was suffering.

  1. Ach50 is a joke. Yes your house has an air leakage rate of 10 air changes per hour with a blower door test simulating 20 mph winds on all sides of your house. How many hours a year do you see 20 mph where you live?

The more accurate test is ach natural using a tracer gas test. If you have a CO2 meter you can measure this very easily.

Even a house with ach50 of 20 air changes per hour might only have a true ach natural of less than one.

I've tested this on my house by opening 36x25 window and measuring the ach natural. With that window open ach50 would have been over 10 and yet the natural ach was still 0.15 !

is this a crazy layout?

doing a 2 story 30x70 to kill three birds with one stone

  1. 30x20 two car garage for the spouse

  2. 30x30 apartment for a senior family member

  3. 30x20 space for me for lawn mower, garden tools etc

upstairs will be a wide open, clear span storage area. If Im already pouring the foundation is costs very little to add the second story and everyone says ill regret it if I dont.

here is the situation:

I only want to use one 40' long steel beam and two garage doors.

would it be crazy to put the apartment in the middle of the structure with a 2 car garage on either side of it?

please see my next comment for the alternative idea

Which brand of chlorine tablets do you use for your aerobic systems?

I've been using a brand I bought on Amazon and I have never been able to measure a chlorine residual with these tablets even though they do get used up and have to be changed.

I need something more effective.

What brands are you all using?
