Sibling won’t sell assets

Thank you all SO MUCH for your help, advice, and encouragement. My brother and I feel much better about our prospects, and have already identified a probate litigator to consult with about our trust. Once we know what our options are (force her to sell, force her to buy us out, force her to provide forensic accounting, remove her as trustee for lack of fiduciary duty, etc), we will let her know we have an attorney and are moving into legal proceedings.

My sister is the trustee of my dad’s trust. He died in 2020. He left my brother, sister, and I a third share each in a shopping center he owned. Dad told me the plan was for Sister to fill it and sell it, but for six years, she has refused to sell it, even though it’s been full. There’s a no contest clause also. So what can we do? State of Georgia.

My friend brought me a gift from Norway several years ago. It is an extra long, crocheted face cloth (wash cloth). It’s probably double the length of a regular US washcloth and is rectangular rather than square. I can’t find anything like this online. I love it so much that I’d like to buy the same gift for friends. Any ideas where I could order some? Is this a common thing in Norway?

We have just finished four days and nights in San Pancho. We loved it so much! I am sad to leave and really want to come back. Here are my recommendations:

  1. Casa San Pancho, a small hotel on a quiet street a little bit away from the beach. Comfortable, quiet, dark, cold room with king bed — I got ten hours of sleep a night! The breakfast is made to order and really good. Everyday they offer toast and a bowl of fruit, and then the main dish varies. We had chilaquiles, mollete, veggie quesadilla, and migas. The staff there are so kind and so helpful. I could not love a hotel more than this. It’s not luxury but it is very, very nice.

  1. Cafe Paraiso is a coffee place that opens at 7:00, the earliest in town. They are so nice! And the coffee is excellent.

  1. Taqueria Los Arbolitos. This place is fast, cheap, and the food is so delicious! I loved their brisket and poblano pepper pelizcadas (a sort of Mexican pizza) and their chorizo tacos.

  1. La Chalupa is a restaurant with great Mexican food. It’s not a tourist restaurant; it’s a low key place where locals eat, judging by the people at other tables when we were there. We got Chicken Mole and Chile Relleno. Both came with soup, rice, and beans. Their lemonada was served in a great big glass and was very refreshing.

  1. Alta Vista Petroglyphs (indigenous rock art) is an amazing spiritual site in a nearby town where you can see hundreds of petroglyphs. We had such a wonderful guide, Jorge, who picked us up at the hotel, drove us there, and told us tons of things about the site. I can’t say enough about how much we enjoyed that time with him. (He was the bartender on Bachelor in Paradise 2016!).

  1. Hike from San Pancho to Sayulita. We did this one ourselves using All Trails. It is rated easy, but I would call it moderate because it was hot, a bit rocky/rough in places, and has a lot of ups and downs, some steep. A very sweaty hike in April! But you see beautiful beach caves and can cool off in the water, and once you get to Sayulita, there are lots of restaurants and a major beach if you want to spend time there. It’s a very different scene, much louder and busier and crowded than sleepy little San Pancho, but pleasant enough. We took a taxi back to San Pancho.

  2. Mercado Artesenal is a fantastic market in the town square on Tuesdays. The food was not great, but it’s a good place to buy souvenirs and gifts directly from artists. We got granola, honey, some clothing, some woven napkins, and a beautiful table runner made of tree bark.

  1. Lo de Perla Jungle Garden is a large jungle area bought by someone who wanted to save native orchid species. (Prior to that, people would take them.) We met our guide Armando (who works for the garden) at a school in the town nearby, and then he drove us several miles on a very bumpy dirt road to the garden. You can only see it by booking a tour.

We enjoyed it so much! The place itself is stunning; it’s just a curated jungle really, with paths and stairs added so you can get around in it. We saw four native orchids in bloom, 500 year old trees and quartz rocks that underlie the site. It had a really special energy, and our guide explained that it’s an ancient place for rituals related to coffee beans and other fruits that grow there.

  1. Paletas! We love the Mexican ice cream pops (cream or vegan) sold by the beach. The place is called Paleteria Las Iguanas.

  1. Baby turtle release. There is an organization called San Pancho Marine Turtle Project that protects and manages the nesting and release of baby Olive Back turtles on the far north end of the beach near Tierra Tropical Beach Club (we walked there on streets but walked back via the beach). We were so lucky that there was a turtle release at sunset our last night there! I was sooo happy to get to participate. We went early to help with digging trenches for the next set of nests, then we helped release 90 turtles into the ocean. When you’re there, follow them on social media or ask to join their What’s App group (linked in their socials) to stay informed about releases.
