Help. I'm a tenant, and I need to know if I'm being reasonable to ask for rent reduction.
I have live in my current place for 3yr ish. It's an old, old house in South Mississauga, lakeshore and cawthra area. It's a two bedroom house with a bedroom in the basement and basement 3pc bathroom (stand up corner shower). 1200sq ft home. Has a single car garage that's not attached to the house, and really couldn't park a car in it. (Civic can't fit). We mainly rented the house for my partner's daughter to be close to her school and grandparents. It also has a decent fenced in yard which is great as we have dogs.
The trees on the property haven't been taken care of, and we literally have branches falling from them, we've had two get blown down from storm. The deck is rotted, we can't really use it safely. The flooring in the house, like all of it that is laminate is breaking and coming apart as it wasn't laid correctly. The bathroom in the basement had a leak so it had to be redone, when they pulled up the floor, the subfloor framing was mold, rotted and it was unbelievably bad shape. They replaced some pieces of wood, but just painted "killz" mold paint over the other moldy wood. The wall on the opposite side of the shower, you can't go near, cause the floor and subfloor is rotted and you'll break through. The driveway, is impossible to shovel snow cause it's broken and has no level surface anywhere. Two tire paths 4"-6" deeper then the middle of the driveway. The front porch, steps to the entrance door, Uber drivers, delivery people, me, my partner everyone uses, is painted wood, that the paint is peeling off, it's ancient and slippery when wet, and rotting. I have a window that's unusable, cause if I open it, it'll fall apart and not close. Kitchen countertop behind the faucet is rotted through. Shower has a window that the tile and sil is non existent and then cracked. All the silicone around the tub, wasn't silicone, they used DAP. There's soft spots in the floor throughout the house like you'll break through.
I take care of the house, I do the landscaping, empty gutters, plumbing issues, even cut up the fallen trees. When the bathroom leaked, I offered to fix it, he said I could, but he wouldn't pay for materials or my time, cause if get to use it, so I'd benefit. I laughed and told him I'd reach out to the LTB if that was legal. He hired his friend to fix it, and they did work that required a license, ESA inspection and permits, but got none of those things.
I don't want to move, but I'm not going to pay $3660 plus a month anymore to stay there and I want him to reduce the rent to $2900-$3000max.And I'll do the repairs but he has to pay for materials. Am I being unreasonable? I am month to month, I never resigned a lease after the first year..he has increased the rent yearly the max he could, but has zero maintenance, or upkeep and won't address the issues listed plus more. He'll never rent it for that price if I move, plus the lost income of no rent, and he'd have to address the issues for new tenants.
